Why homeowners call us

When one room at a time stops making sense

Homeowners usually call us about a whole home remodel after they price the kitchen, then the baths, then the floors, and realize they are planning the same disruption three times.

The house works against you

Closed off rooms, worn carpet, a 1970s bath and a kitchen that seats nobody. Each room is fixable, but the layout between them is the real problem.

Piecemeal work costs twice

Redo the kitchen now and the floors later, and the new flooring has to stop at the old cabinets. Open the walls once for plumbing and wiring and every room after it is simpler.

Too many decisions, too many crews

A whole house means hundreds of choices and a dozen trades. You need one person who owns the schedule, answers the phone and tells you what happens next week.

What we do

What a whole home remodel covers

A whole home remodel touches most rooms at once, so the order of work matters as much as the finishes. We plan the rooms together, open the walls once, and close them once.

Kitchen at the center

Most whole home jobs start in the kitchen: new cabinets, counters and lighting, often with a wall opened to the living area. The Renton house we remodeled got a new island kitchen that opens to the back deck.

Bathrooms on every floor

Primary, hall and guest baths rebuilt in one pass, with waterproofing, venting and fixtures chosen to match through the house instead of one style per decade.

Floors that run through

One floor laid from the entry through the living spaces and bedrooms, with no thresholds where an old room used to end. In the Seattle home on our portfolio, carpet gave way to wood across the whole living area.

Layout, stairs and walls

Opening or moving walls, new stair treads and railings, closets, doors and trim. Where a wall carries load, we frame a beam and document it for the permit.

Wiring, plumbing and heat

Older homes around Seattle often need more circuits, new supply lines and better ventilation. We add them while the walls are open so the finished rooms never have to be cut again.

Permits and the design

Our designer draws the new plan in 3D, and we file the permits, book every inspection and keep the approved drawings on site.

I had an amazing experience with Volcano Builders! Bar was incredibly kind, communicative, and made the whole process smooth. We completely redid the bathroom, new flooring, vanity, tub, and wall tiles, and it turned out fantastic. I'm so happy with their work that I'm already planning my second bathroom and hopefully the kitchen too. Highly recommend them to anyone looking for quality work and great service!

Volcano builders did a phenomenal job on my bathroom remodel. They exceeded my expectations on many levels. Their designer helped me pick out all the tile and bathroom accessories to make sure everything matched in style. Communication was great and response time very fast whenever I had questions for them. They estimated the project would take 5-6 weeks but finished in 4 weeks! Excellent job! Loooooove my new bathroom! Including pics of the Before… and the After!

Process

How your whole home remodel works

Three steps, one team, and a written price before anyone picks up a tool.

  1. Walkthrough and priorities

We walk every room with you, note what stays and what goes, check the panel, plumbing and structure, and agree on which rooms come first.

  2. One plan, one written price

Our designer draws the whole house in 3D, we price each room on its own lines, set the build order and file the permits.

  3. Build room by room, hand over once

One project manager runs the crews in sequence, books the inspections and walks the finished house with you at the end.

Cost

What drives the cost of a whole home remodel

Four things set most of the price. Your estimate shows each room and each trade on its own line, so you can move work between phases before anything starts.

Starting prices for each project scope and finish tier are in our full home remodel pricing guide.

How many rooms, and which

Kitchens and bathrooms carry plumbing, tile and cabinetry, so they weigh more than bedrooms and living rooms. A house with two new baths and a kitchen is a different job from paint and floors throughout.

What hides in the walls

Old wiring, galvanized pipes, rot under a tub or a sagging joist only show once the walls open. We look for the signs at the walkthrough and say plainly what could change.

Age of the house

In a home built before 1978, Washington's lead renovation rules (chapter 365-230 WAC) apply to paid work that disturbs paint, and suspect materials may need an asbestos survey first. Both add steps to older houses.

Finish level and layout moves

Keeping plumbing where it is and walls where they stand saves real money. Moving a kitchen, removing a bearing wall or choosing custom cabinets and stone adds to it.

Three habits keep a whole house on budget. Decide the full scope before demolition, because changes after the walls close cost the most. Choose finishes for every room up front so orders arrive in sequence. And keep a contingency line for what the walls reveal, which is normal in older homes.

Questions

Whole home remodel questions

Do I need a permit for a whole home remodel in Seattle?

Almost always. The Seattle Residential Code (R105.1) requires a building permit to alter or repair a house, and a whole home job moves walls, wiring and plumbing. In Seattle, plumbing and gas permits come from Public Health, Seattle and King County. We prepare the drawings, file every permit and book the inspections. See Do You Need a Permit to Remodel in Seattle and Bellevue?

How long does a whole home remodel take?

It depends mostly on the scope and the permits. On our project pages, the full Renton house took about seven months, November 2021 to June 2022, and a Burien kitchen and laundry rebuilt as one project took about 10 weeks. The Seattle Residential Code requires a building permit to alter or repair a house, so design and permits come first. More rooms, structural changes and long lead finishes add time. How Long Does a Remodel Take in Seattle and Bellevue? covers each phase.

Can we live in the house during the remodel?

Sometimes. If one bathroom and a place to cook stay usable, many families stay and we phase the work around them. When the kitchen and every bath are out at once, moving out for the loudest weeks is usually easier. We plan that at the walkthrough.

Is it cheaper to remodel the whole house at once?

Usually per room, yes. Demolition, dumpsters, permits, the electrician and the plumber are mobilized once instead of three times, and new floors run under new cabinets instead of stopping at old ones. The total is larger, so we can split the work into phases on one plan if that fits your budget better.

Do you remodel condos too?

Yes. The Renton condo on our portfolio was a full remodel, with kitchen, bath and flooring. Condos add building rules: we work with the HOA on work hours, elevator use and approvals before we start.

How do I get a price?

Book a consultation. We walk the house with you, then send a written price with each room on its own lines before any work starts. For background, read How Much Does a Full Home Remodel Cost? and the tips for planning a major home renovation project.
