What to do right now after damage at home
Safety comes before cleanup. These steps apply whether the damage came from water, fire, a storm or a sewer backup.
- Stay out if it is not safe. After a fire, wait until the fire department says you can go back in. Floors and ceilings that held water or flames may be weaker than they look.
- Stop the water. If a pipe breaks, close the main shut-off valve, which is usually in the basement, crawl space or garage, and call a plumber.
- Keep clear of electricity. Seattle Public Utilities says to turn off power to remove electrical hazards after a sewer backup. Treat any downed wire as live, stay at least 35 feet away and call 911. After a fire, do not turn utilities back on yourself.
- Stop using drains after a backup. Do not flush toilets or run water, and do not try to stop sewage coming up through a floor drain.
- Take photos, then call us. Photograph the damage before you clean anything, keep receipts for tarps or plywood, and call us Monday to Friday 6am to 9pm, weekends 9am to 5pm, for same day response.

How a restoration job runs
Every loss is different, but most jobs pass through the same five stages, from the first visit to the last coat of paint.

Assess the damage
We find where the water, smoke or sewage came from, trace how far it spread, and photograph each affected room with moisture readings before anything is moved.

Remove water and ruined material
Standing water is extracted, and anything that cannot be cleaned, such as saturated carpet pad after a sewer backup, is bagged and hauled out.

Dry, measure, repeat
Drying equipment runs in the affected rooms while we take new readings on return visits. It stays until the numbers show the materials are dry.

Tear out what held water
Drywall, insulation and flooring that stayed wet come out so wall cavities and subfloors can dry. In older homes, an asbestos survey comes first.

Rebuild and hand back
The same team replaces framing, drywall, cabinets and flooring, paints, and walks the finished rooms with you.

What do restoration services include?
Restoration covers the emergency work that stops damage from spreading and the repairs that put the house back together. For us that means water extraction and drying, sewage backup cleanup, contents pack-out when belongings need to leave the house, and the full rebuild. What affects the cost of restoration?
The size of the affected area, the kind of water involved and how much has to be removed and replaced drive most of the cost. Clean water from a supply line usually means less tear-out than a sewer backup, where porous materials that got wet are thrown away. Drying time, hidden damage found once walls are open, asbestos testing in older homes and the finishes you pick for the rebuild all change the total. You get a detailed, written estimate before the rebuild starts.
How long does restoration take?
It depends on the size of the loss and how fast the structure dries. EPA advises drying water-damaged areas within 24 to 48 hours of a leak to help prevent mold growth, so extraction and drying come first. The rebuild follows once readings show the materials are dry, and its length depends on the scope, any permits and how quickly materials arrive.
Does insurance cover restoration?
It depends on your policy, so check your policy or ask your insurer or agent before work goes beyond emergency steps. Washington's Insurance Commissioner notes that flood, landslide and earthquake damage generally is not covered without a separate policy. We work with your adjuster on scope and documentation, and we provide a detailed estimate for your insurance company. The choice of contractor is yours.
Do you rebuild after mitigation?
Yes. After drying and tear-out, the same team rebuilds the damaged areas, from framing and drywall to cabinets, flooring and paint, so you are not looking for a second contractor halfway through. Do older homes need an asbestos survey before tear-out?
Yes, and a newer home may too. The Puget Sound Clean Air Agency requires materials that may contain asbestos to be identified before renovation, and Washington's Department of Labor and Industries requires an accredited inspection before work that could disturb them, whatever the building's age. A certified abatement contractor handles any asbestos; we never remove it ourselves.
