Our license and bond

Volcano Builders is registered with Washington L&I as a general contractor, license VOLCABI792C6, and the record shows a $30,000 bond on file. See our license record on the L&I lookup, checked October 8, 2026.

Contractor bond

A general contractor must file a surety bond "in the sum of $30,000", conditioned to pay amounts adjudged "by reason of breach of contract including improper work". A homeowner's action on the bond "shall be commenced ... within two years from the date the claimed contract work was substantially completed or abandoned, whichever occurred first." Source: RCW 18.27.040(1) and (3), as of October 8, 2026.

Disclosure before work starts

On work on "four or fewer residential units or accessory structures" when "the bid or contract price totals one thousand dollars or more", the contractor must give you a disclosure statement "prior to starting work". It explains the bond, that "YOUR PROPERTY MAY BE LIENED" if suppliers or subcontractors are not paid, and that you may request "LIEN RELEASE" documents. Source: RCW 18.27.114(1), as of October 8, 2026.

Notice before a defect lawsuit

For a defect in "the construction of a residence or in the substantial remodel of a residence", the claimant must, "no later than 45 days before filing an action, serve written notice of claim", and the contractor may then propose to inspect and offer to remedy, offer payment, or dispute the claim. A "substantial remodel" is one whose "total cost exceeds one-half of the assessed value of the residence". Source: RCW 64.50.020 and RCW 64.50.010, as of October 8, 2026.

Six years after completion

Claims arising from construction "shall accrue ... only during the period within six years after substantial completion of construction", or six years after the services end, whichever is later. This is the period in which a claim must arise, not a deadline to file. Source: RCW 4.16.310, as of October 8, 2026.

Questions

Warranty FAQ

How long is the Volcano Builders warranty?

Our workmanship warranty covers installation and labor for two years, starting at substantial completion of your project. An extended workmanship warranty of up to 5 years is available for an added charge, with its length and terms set in your contract. Materials are covered by the manufacturer or supplier warranty.

What does the extended workmanship warranty cost?

It is an added charge on top of your project price, and the length, price and terms are set in your contract for your project before work starts, so you see exactly what you are paying for and what it covers.

How do I make a warranty claim?

Call us or email contact@volcanobuilders.com and describe what you are seeing. We inspect the problem with you, and if it is covered, we repair it.

Are materials covered by your warranty?

No. Our warranty covers workmanship: the installation and labor. Materials and finish materials, such as tile, fixtures, cabinets, flooring, countertops and appliances, are covered by the manufacturer or supplier warranty. We pass those warranties through to you and help you file a claim.

Does the warranty transfer if I sell my home?

No, it covers the homeowner who signed the contract. The warranty ends if the home is sold.

What is your contractor bond for?

Washington requires a general contractor to file a $30,000 surety bond to pay amounts adjudged for breach of contract, including improper work (RCW 18.27.040). Ours is on file with L&I under license VOLCABI792C6. A homeowner's action on the bond must be filed within two years from when the work was substantially completed or abandoned, whichever came first.

What if we disagree about a warranty claim?

Tell us in writing so we can look again. Our warranty does not limit any rights you have under Washington law. For new construction or a substantial remodel, the law requires written notice at least 45 days before filing a defect lawsuit, so the contractor can offer to repair or pay (RCW 64.50.020).
