Permits and review times
City of Renton Permit Services handles building permits, and every submittal is electronic. Electrical, mechanical, plumbing and re-roof permits are applied for online through the Civic Access Self-Service Portal, and the city says those over the counter permits are typically issued the same day.
A remodel that needs plan review follows a different path: the project name, address and scope are emailed to the Permit Center, a permit specialist replies with an upload link, and the city allows five days to confirm the application is complete. First review decisions on residential work typically take two to three weeks, and revisions typically take one to two weeks.
Once work starts, the city limits single-family remodel construction to 7 a.m. to 10 p.m. on weekdays and 9 a.m. to 10 p.m. on weekends. We schedule loud work inside those hours.
Critical areas and shorelines
Renton regulates wetlands, streams and lakes, fish and wildlife habitat, flood hazard areas, critical aquifer recharge areas and geologically hazardous areas under RMC 4-3-050. Its geologic hazard list covers steep slopes, landslide, erosion and seismic hazards, and hazards from abandoned coal mines.
Larger water bodies fall under the Shoreline Master Program in RMC 4-3-090, which names Lake Washington, the Cedar River, May Creek, the Black River and Springbrook Creek. Along the Cedar River the city also relies on a King County channel migration study from 2015. The city notes that any work inside a critical area requires a permit, so we confirm the overlays for your lot before design.
ADUs and backyard cottages
Two accessory dwelling units are allowed on a legal lot with a house in Renton's residential zones, in any mix of attached and detached. The Renton City Council adopted these rules on June 24, 2025, to meet the state ADU law, HB 1337.
Under RMC 4-2-110C an ADU may be up to 1,000 square feet and 24 feet tall, and no off-street parking is required for one within a half mile walk of a major transit stop. Owners who pick one of the eight Permit Ready ADU base plans, sized from 415 to 1,000 square feet, work with city staff on a site plan and get an expedited review.
Housing stock
Renton's housing spans nearly a century of construction. The Census Bureau's 2024 American Community Survey puts the median year built at 1985, with about 43 percent of homes built before 1980 and about 30 percent built since 2000. Roughly half are detached single-family houses.
That mix changes the scope. A 1960s rambler usually needs its wiring, plumbing and insulation brought up to code once the walls are open, while a newer house is more often a finish upgrade. We price whichever one you own on its own terms.

Do I need a permit to finish or remodel a basement in Renton?
In most cases, yes. Renton requires a permit to construct, enlarge or alter a building and to add or change electrical, plumbing or mechanical systems, with a short list of exemptions in RMC 4-5-060. Electrical, plumbing and mechanical permits are separate from the building permit, and first review decisions on residential work typically take two to three weeks.
What should I look for in a general contractor in Renton, WA?

Does a deck renovation in Renton need a permit?
