    Permitted work waits for the permit

    The City of Renton says work may not legally begin until the permit is obtained and on the work site. Work in critical areas, such as rivers, streams or landslide hazard areas, needs a permit.

Process

From your call to finished rooms

  1. Call and triage

    We ask where the water came from, how long it ran and which floors it reached, then set a same day visit.

  2. Inspect and measure

Do I need a permit to repair water damage in Renton?

Often, for part of the job. Renton lists replacing roof sheathing on a house as permitted work, and L&I says electrical work needs a permit and inspection, with few exceptions. Before the rebuild starts, we list which parts of your repair need a Renton permit.

Who issues electrical and plumbing permits in Renton?

The City of Renton issues both. L&I lists Renton among the cities that do their own electrical inspections, and Public Health Seattle & King County sends plumbing permits outside Seattle to each city's building department. An electrical contractor buys its own permit.

How is Cedar River floodwater handled differently from a pipe leak?

River water that rises into a house is black water; a burst supply line is usually clean. So drywall, insulation and carpet pad soaked by floodwater are removed, not dried. King County notes flooding is common in the Cedar River valley, and the river's last 1.25 miles through Renton run between levees.

Will my insurance pay for water damage repairs?
