Four divisions, one general contractor
Our general contractor services fall into four groups, and every service we offer is listed below. Each card opens that service's own page, with local permit notes and answers to common questions. Jobs often cross the lines: after a leak, the team that dries the house can rebuild it and, if you want, remodel the room while the walls are open.

What a general contractor handles for you
Hiring a general contractor means one company answers for the whole job, whether it is a bathroom, a tenant space or a rebuild after a leak. On every job we take, that covers five things.
- One contract. Labor, materials, permits and every trade are priced line by line in one written agreement, so you sign once and know what is included.
- Permits. We work out which permits the scope needs, prepare and file the applications with your city and answer plan review.
- Scheduling the trades. One project manager schedules and supervises the electricians, plumbers and other trades, and is the person you call.
- Inspections. We book each inspection the permit calls for, through final approval.
- Cleanup and closeout. The project manager you call at demolition is the same one at cleanup, and walks the finished work with you before handover.
Those five jobs are the same for a kitchen, an office floor or a water loss. What changes is the paperwork around them: a restoration job adds photos and moisture readings for your adjuster, and a commercial job may add a vendor packet and work scheduled after hours.
Four steps from walkthrough to handover
Four steps, one team, and a written price before anyone picks up a tool.
-
Walkthrough
We walk the rooms with you, or the space with your facility team, take measurements and note access and building rules. After water or fire damage, we trace how far it spread first.
-
Written price
You get an itemized price in writing that shows labor, materials, permits and finishes before anything is ordered.
-
Permits
Where the city requires a permit, we prepare and submit the application and answer plan review.
-
Build, inspect, hand over
One project manager schedules the trades, books each inspection and walks the finished work with you before handover.
What Our Clients Say
Bar and the team at Volcano Builders did a great job! Professional service, great communication throughout the whole process, and everything was done with care and attention to detail. Highly recommend!
Overall, we had a great time with Volcano Builders. There were a few small delays, but they were clear in their communication and kept things moving. The last kitchen remodel turned out great, and the quality seems like it will last for a long time.
Volcano builders did a phenomenal job on my bathroom remodel. They exceeded my expectations on many levels. Their designer helped me pick out all the tile and bathroom accessories to make sure everything matched in style. Communication was great and response time very fast whenever I had questions for them. They estimated the project would take 5-6 weeks but finished in 4 weeks! Excellent job! Loooooove my new bathroom! Including pics of the Before⦠and the After!

General contractor questions
What does a general contractor do?
A general contractor is the one company you sign with for the whole job. Like other general contractors in Seattle, we price the work, pull the permits, schedule and supervise the trades, book the inspections and close out the project, so you deal with one project manager from the first walkthrough to the final punch list. Without one, you would hire each trade yourself and line up every permit and inspection on your own.
Do you work on both homes and commercial buildings?
Yes. We handle residential and commercial construction: remodels, additions and ADUs for homeowners, and build-outs, remodels and repairs for owners, tenants and property managers. Every residential and commercial service is listed above, under its division.
Do you get the permits?
Yes. We work out which permits your scope needs, prepare and file the applications, respond to plan review and book every inspection through final approval. Surface updates often need no building permit, while moving walls, plumbing or wiring usually does. Your written estimate lists the permits we will file.
Are you licensed, bonded and insured?
Yes. Washington requires every contractor to register with the Department of Labor and Industries (RCW 18.27.020). Our registration is VOLCABI792C6, and we are licensed, bonded and insured. Businesses can request a certificate of insurance and our license details for a vendor packet: see Licensing, Insurance, and Vendor Compliance.
Do you take restoration and emergency calls?
Yes. If water, fire, a storm or a sewer backup has damaged your home, call us Monday to Friday 6am to 9pm or Saturday and Sunday 9am to 5pm for same day response. We extract water, dry the structure, tear out what cannot be saved and rebuild. Every restoration service is listed above, under Restoration.
How do I start?
Book a consultation with the form below or call us, and tell us whether the job is a home, a business or damage repair. We visit the home or site, go through what you want built or repaired and follow up with a written, itemized price. Consultations are by appointment.
