Starting at $125K+
Signature Spaces
Seattle area weather limits open pool use to about 3 months a year (Malone's Landscape, 2026). A solid roof, gutters, infrared heaters and a fireplace make an outdoor room usable in the rain. Volcano Builders designs and builds covered outdoor rooms, custom outdoor kitchens, pavilions and pool houses. A partner pool contractor builds the pool shell; an inground pool in Seattle runs $52,500 to $135,000 (Angi, May 2026).

See starting pricesOutdoor living areas stand at net +51% in the AIA Home Design Trends Survey for Q3 2026, up from +40% (AIA, Sep 2026). We design and build four configurations. The structures, utilities and finishes are ours. A partner pool contractor builds the pool shell.

In Seattle and Bellevue, every configuration on this page needs at least one permit: building, gas or plumbing. The rules below come from Seattle, Bellevue, unincorporated King County and the MyBuildingPermit tip sheet. We prepare the drawings and our expediter submits the permit documents. City permit fees are the owner's cost.

Bar & his team exceeded our expectations! With COVID-19 being such a dark cloud, Volcano Builders came in with great shine, & turned our backyard into absolute wonder. Our deck & canopy make our home that much more beautiful & warm. We appreciate their hard work & remarkable result!
Volcano Build did an amazing job on our deck. We did a full replacement and couldn’t have been happier. I gave our PM Sapir a vision of what we wanted and she excited better than we could have imagined. They were very up front with cost break down and were aligned and lower with other bids we received. The most important thing to me is communication and Sapir our PM was incredible through out the process. A remodel or any type of build can be stressful but working with Sapir and Volcano Build they took the stress away. I would highly recommend them to anyone looking for a new deck and we will use them for future remodel opportunities for our house.

A pool house is a small building beside a pool for changing, showering and serving drinks. Ours are heated rooms with a bath and shower, a bar or kitchenette, an equipment room and a safety glass wall to the water, so they work in winter too. Our pool houses start at $325K+. A partner pool contractor builds the pool itself.
Seattle area landscape firms list outdoor kitchens and grill islands at $10,000 to $45,000 (Malone's Landscape, Nov 2025). Our custom outdoor kitchens start at $50K+, with the island, gas, power, sink and drain connections built under permit. Appliance purchase is separate. For an outdoor kitchen in Seattle or on the Eastside, we set the island under a roof so it works in the rain.
Our covered patios start at $45K+ (see our patio pricing). Eastside landscape firms list covered patios and decks at $25,000 to $85,000 (Malone's Landscape, Nov 2025). A Signature covered outdoor room, with a finished ceiling, infrared heat and a gas fire feature, starts at $125K+. Our guide on how to build a covered patio attached to the house walks through the structure.
Eastside landscape firms list outdoor fireplaces at $20,000 to $45,000 and gas fire pits at $5,800 to $15,000 (Malone's Landscape, Nov 2025). In Bellevue, a new gas line to a fireplace needs a permit. In unincorporated King County, a new fireplace needs a mechanical permit. We set the fireplace on its own footing below the 12 in frost depth.
Yes, when the grill and heater are rated for it and installed to the maker's clearances. In Bellevue, a new gas line to a barbecue needs a permit. Infratech's outdoor infrared heaters mount 7 to 12 ft up and draw up to 25 A each, so each one gets its own circuit. We plan the roof height, clearances and any vent hood around the models you choose.
The lot's setbacks and the soil report set the distance. In Bellevue, a pool may sit in a side or rear setback only through a recorded agreement with the neighbor (LUC 20.20.125). Any glass within 60 in of the water edge, with its bottom edge under 60 in above the floor, must be safety glass (2021 Seattle Residential Code R308.4.5).
Yes. Bellevue waives the building permit for detached sheds, playhouses and private gazebos of 200 sq ft or less, and a pool house with a bath, gas or power goes beyond that. On lots under 20,000 sq ft, detached accessory structures are capped at 15 ft tall and 10% of the lot unless all abutting neighbors sign a recorded agreement (LUC 20.20.125). A pool over 24 in deep needs its own permit with plan review.
No. A partner pool contractor builds the pool shell, pool plumbing and finish under its own pool permit. We design and build the pool house, outdoor kitchen, covered room and the utilities around them, and run one schedule with the pool partner.
Yes, with a solid roof, gutters and heat. Open pools here get about 3 months of use a year (Malone's Landscape, 2026). A roofed room with infrared heaters and a gas fireplace works from fall through spring. Gas burners of about 65,000 to 90,000 BTU and up give radiant heat; smaller units give ambient warmth (Cambium Landscape, Jun 2026).
