When siding stops keeping the rain out
Most homeowners who call siding contractors in Seattle have one of these three on their hands.
Swollen boards and peeling paint
Water behind the siding shows up as boards that swell, split or stay dark after a storm. Siding is only the outer skin; the barrier and flashing behind it carry water back out.
Leaks at windows, decks and roof lines
Seattle code calls for flashing at window and door openings, where a deck or stair meets the wall, and where a wall meets a roof. Those joints are where we look first.
New walls that have to match the house
Additions, sheds and carports need siding that ties into the house. A Seattle shed in our gallery got new lap siding; an Auburn carport got board and batten gable ends.

Siding repair
Damaged boards, failed joints and rotted trim replaced to match, once we know how the water got in. If the damage runs further, we show you before the price changes.
Siding replacement
The old siding comes off to the sheathing. We check the sheathing and framing, add a new water resistive barrier and flashing, then install the siding.
Hardie siding and fiber cement
We install Hardie siding and other fiber cement lap and panel siding to the manufacturer's installation instructions, which is what the Seattle code points to for fiber cement lap siding.
Wood and board and batten
Wood lap, board and batten and panel siding. Seattle code wants vertical wood siding nailed to strips or blocking no more than 24 inches apart.
Flashing, trim and openings
Flashing at windows, doors, deck ledgers and roof lines, and trim around each opening. Moving or widening a window needs its own permit, and we tell you when a plan does.

What sets the price of siding in Seattle
Four things drive most of a siding quote. Your written estimate prices each on its own line.
Repair or full replacement
A repair swaps the damaged boards and the trim around them. A replacement strips the wall to the sheathing, which adds tear off, disposal and a new water resistive barrier.
What is behind the old siding
Rotted sheathing or framing has to be fixed before new siding goes on. In Seattle, replacing sheathing also takes the job out of the permit exemption for siding.
The siding you choose
Fiber cement, wood, engineered wood and vinyl differ in price, weight and fastening, and each is installed to its own code section and the maker's instructions.
Height, openings and trim
Two story walls need more staging. Every window, door, deck ledger and roof line adds flashing and trim.
Soft spots and stains tell us where to look. We probe them at the first visit, so repair or replacement is settled before you see a number.

The Seattle rule
Replacing siding needs no permit, until the wall changes
The 2021 Seattle Residential Code exempts siding replacement from a building permit, but not structural changes, sheathing replacement, or changes to doors and windows (section R105.2, item 10).

The Bellevue rule
Stucco and stone above four feet need a permit
Bellevue does not require a permit to replace siding, except stucco and brick or stone veneer more than four feet above the grade plane. Installing or moving an exterior window or door, or widening a window, needs a permit with plan review.

The state rule
Every contractor must register with L&I
Washington law requires every contractor to register with the Department of Labor and Industries (RCW 18.27.020). L&I tells homeowners to check that a contractor has an active license and is bonded and insured.

Seattle code also asks for flashing wherever a deck, stair or roof meets a sided wall (section R703.4), whether or not the job needs a permit.

Siding questions
Do I need a permit to replace siding in Seattle?
Usually not. The 2021 Seattle Residential Code exempts replacement of siding from a building permit, as long as the job makes no structural changes, replaces no sheathing and alters no doors or windows. The exempt work still has to meet the code. See section R105.2, item 10, in the Seattle Residential Code, chapter 1. Should I repair or replace my siding?
Repair it when the damage is local and the sheathing behind it is sound. Replace it when whole walls are failing or the barrier behind them has given out. What sits under the siding decides it, not the age of the boards.
Do you install Hardie siding?
Yes. We install Hardie siding and other fiber cement lap and panel siding. Seattle code requires fiber cement lap siding to overlap at least 1 1/4 inches and to go on following the manufacturer's installation instructions, or a design that meets the code's weather resistance section.
What goes behind new siding?
A water resistive barrier over the studs or sheathing, continuous to the top of the wall, with flashing at windows, doors, deck attachments and roof lines. Seattle code does not require an air space behind lap or panel siding of wood, hardboard or fiber cement, but it does require the barrier.
Can removing old siding disturb lead paint?
Yes, on homes built before 1978. The EPA Renovation, Repair and Painting rule covers paid work that disturbs painted surfaces in those homes, apart from minor exterior jobs of 20 square feet or less, and it sets training and work practice requirements.
