Commercial clients want the same three things from a contractor: a clear number, a schedule that holds and clean paperwork. This is how each job runs.
-
Site walk and scope
We walk the space with you or your facility team, note access, working hours and building rules, and review any drawings or work order you already have.
-
Written proposal and permits
You get a line by line proposal. Where the city requires a permit, we prepare and submit the application and answer plan review.
-
Build, inspect, close out
One project manager runs the crew and trades, books inspections, and hands over a punch list and photos at closeout.

Commercial construction questions
What does a commercial general contractor do?
A commercial general contractor prices the work, pulls the permits, schedules and supervises the trades, books the inspections and closes out the job, under one contract. For a tenant, owner or property manager, that means one point of contact from the site walk to the final punch list.
Can you work in a building that stays open?
Yes. We plan around your hours: noisy or dusty work can be scheduled after hours or on weekends, and the work area is closed off from occupied space. See how each service handles it, for example Tenant Improvements in Seattle.
Do you handle the permits for commercial work?
Yes. Where the city requires a permit, we prepare the application, respond to plan review and schedule the inspections. Washington also requires every contractor to be registered with Labor and Industries (RCW 18.27.020); our registration is VOLCABI792C6.
Can you be added to our approved vendor list?
Yes. We can send a certificate of insurance, a W-9 and our license details for your vendor packet. The list is on Licensing, Insurance, and Vendor Compliance.
Do you publish prices for commercial work?
No. Commercial scopes vary too much for a list price, so we send a written, itemized proposal after a site walk or from your drawings.
Where do you work?
Seattle, Bellevue and the Eastside, across 132+ cities in the Puget Sound region. Our main office is in Bellevue. The full list is on Areas We Serve.
