What sets the price

The 3 Things That Control Price

Scope

Each kitchen and bath in scope adds cabinets, tile, plumbing and time.

Layout changes

Keeping walls and plumbing where they are saves serious money. Moving them needs engineering and permits.

Finish level

Most of the difference between Basic and Luxury is cabinetry, stone, tile and lighting.

Watch for

What Can Raise the Cost

  • Older home systemsGalvanized pipe, knob and tube wiring and small electrical panels often need replacing once walls are open.
  • Structural workRemoving load-bearing walls needs a beam, temporary shoring and engineering.
  • Hidden conditions at demoRot, mold, asbestos or lead show up in older homes. We price repairs in writing before we fix them.
  • Custom cabinetry and stoneCustom cabinets and slab stone add cost and 8 to 12 weeks of lead time.
  • Condo building rulesHOA approvals, work hours, elevator booking and parking add time and cost.
  • Living in the housePhasing the work around a family adds time. Moving out for the main phase is faster.

Full Home Remodel Cost Questions

How much does a full home remodel cost in the Greater Seattle Area?

A condo or townhome remodel starts at $125,000+. A whole home refresh that keeps the layout starts at $200,000+, a remodel with layout changes at $300,000+ and a gut renovation at $500,000+. Every project is priced in writing after a site visit.

What does a whole house remodel cost per square foot?

Scope moves the price more than square footage. As a guide, a whole home refresh of a 1,500 to 2,500 sq ft house starts at $200,000+, and a gut renovation of a 2,000 sq ft+ house starts at $500,000+.

How much does it cost to remodel a 2,000 sq ft house?

It depends on scope. Keeping the layout starts at $200,000+. Opening walls and moving the kitchen or baths starts at $300,000+. Taking the house to the studs with new systems starts at $500,000+.

How much does a condo remodel cost?

A full condo or townhome remodel starts at $125,000+ for the kitchen, 2 baths, floors and paint, and $175,000+ at Mid-Range. HOA fees and building requirements are priced separately.

Are materials included in the price?

Yes. Every tier includes a standard material allowance for cabinets, counters, tile, flooring and fixtures. Upgrades beyond the allowance are priced from your selections. Appliances are not included.

Are design, engineering and permit fees included?

No. Drawings, structural engineering and permit fees are priced separately during the design phase. See our design and permit services page.

Is it cheaper to remodel the whole house at once?

Usually yes. One permit, one demo and one crew schedule cost less than separate projects over several years, and finishes match from room to room.

Can we live in the house during a full remodel?

For a condo or a refresh, many families stay and we phase the work. For layout changes or a gut renovation, moving out for the main phase is safer and faster.

How long does a full home remodel take?

On site: a condo takes 3 to 5 months, a whole home refresh 4 to 7 months, a remodel with layout changes 6 to 10 months and a gut renovation 9 to 14 months. Design and permits come before that.

Does a whole home remodel need a permit in Seattle or Bellevue?

Yes when walls, plumbing, electrical or structure change. Seattle permits go through SDCI and Bellevue permits through the City of Bellevue. We manage the permit process.

What warranty do you give?

Every remodel carries a 2-year workmanship warranty, extendable to 5 years. Materials carry their manufacturer's warranty.
