How to Manage Home Renovation Stress

Home renovation stress is managed by putting each worry in writing before work starts. On a Volcano Builders remodel, one project manager runs the job, you approve a written, itemized price, the schedule has written milestones, every change is priced in writing before it is built, and our workmanship carries a 2-year warranty.

This guide covers how a remodel with us runs once you decide to go ahead. For the planning before that, read How to Plan a Major Home Renovation, and to talk through your own project, Book a Consultation.

How do you manage home renovation stress?

You manage home renovation stress by giving each cause an owner, a written answer and a date before work starts. Four things cause it: dust, noise and closed rooms at home, a budget that depends on what is inside the walls, a long list of decisions, and an end date that moves when materials or inspections slip.

The rest of this guide shows how we do that on our Whole Home Remodeling Across the Greater Seattle Area jobs and on single rooms.

Who manages a Volcano Builders remodel day to day?

One project manager runs your project from start to finish and is the person you call with questions. They review the schedule with you after the contract is signed, then coordinate the crews, deliveries and inspections. You do not chase several trades for answers.

Behind them, our production manager tracks each project's phases between the office and the field, and our lead field supervisor runs the work on site and signs off on the workmanship. Our About Us page says the company was built so that "managing the schedule is the contractor's job rather than the client's."

What happens at each stage of a remodel with us?

Every stage ends with something you can read. This is the order on a whole home job; a single bathroom or kitchen follows the same steps on a smaller scale.

How is the schedule for a remodel set?

After the contract is signed, your project manager reviews the written schedule for your scope with you. The start date depends on design decisions, any permit review your city requires and when special order materials arrive. Custom cabinets and slab stone add 8 to 12 weeks of lead time, so we settle finishes for every room up front and orders arrive in sequence.

Typical time on site by scope, from our full home pricing guide, is in How to Plan a Major Home Renovation.

How do change orders work during a remodel?

On our jobs, such as the two below, changes went on a written change order.

In a Redmond master bathroom remodeled in 2023 and 2024, a shower bench was added partway through by change order, and the ceiling was redone in new drywall with a new exhaust fan at the owner's request. That remodel cost about $65,000.

In a Sammamish house in 2022, an office cabinet refinish was added to the larger project by written change order. The office cost about $8,000.

What happens to the price if the walls hide a problem?

We tell you what we found and price the repair in writing before we fix it. Our full home pricing guide lists rot, mold, asbestos, lead or old wiring found at demo as not included in the starting prices, and it says: "We price repairs in writing before we fix them."

Can you live in your house during a remodel?

Sometimes. For layout changes or a gut renovation, moving out for the main phase is safer and faster.

If you stay, the rooms with no work in them stay usable as safe zones. Work areas are sealed off with plastic sheeting to contain dust and debris, and we plan a temporary kitchen or bathroom with you while those rooms are out. In a lived-in Sammamish house in 2022, the hall and the doorways around a new column opening were sealed in plastic and the floors papered while the columns and beam were finished. That living room work cost about $10,000. More on remodeling there: Home Remodeling Contractors in Sammamish, WA.

What paperwork does Washington law require before a remodel starts?

A disclosure statement about the contractor's bond and liens: RCW 18.27.114(1) (Washington State Legislature, read October 2026) requires it "prior to starting work on the project" on four or fewer residential units when "the bid or contract price totals one thousand dollars or more". Volcano Builders is registered with Washington L&I as a general contractor, license VOLCABI792C6, with a $30,000 bond on file. How to check any contractor is in How to Find and Hire a Good Remodeling Contractor.

What happens after the remodel is finished?

Your project manager walks the finished rooms with you. From substantial completion, our installation and labor are covered for 2 years, and you can extend that up to 5 years for an added charge set in your contract. Materials such as tile, fixtures, cabinets and counters carry the manufacturer's warranty, and we help you file a claim.

A claim takes one call or email: tell us what you see, we inspect it in person and, if it is covered, we repair it. The warranty covers the homeowner who signed the contract and does not transfer on sale. Full terms are on our Remodeling Warranty for the Greater Seattle Area page.

Frequently Asked Questions

Can a whole home remodel be split into phases?

Yes. We can split the work into phases on one plan if that fits your budget better. Doing it all at once usually costs less per room, because demolition, permits, the electrician and the plumber are mobilized once.

Do you remodel condos with HOA rules?

Yes. Condos add building rules, so we work with the HOA on work hours, elevator use and approvals before we start. HOA fees and building requirements are priced separately.

Is financing available for a remodel?

Yes. You can apply on our financing page, alone or with a co-applicant, before anything is designed. The application uses a soft credit check, which does not affect your credit score.

What does the warranty not cover?

Normal wear and tear, misuse or lack of maintenance, homeowner-supplied materials and damage caused by others are not covered. Our warranty does not limit any rights you have under Washington law.
