Three Sammamish rules that shape a remodel

  1. The Sammamish rule

    Setbacks on three lakes

    Measured from the ordinary high water mark, Sammamish sets a 50 foot shoreline setback on Lake Sammamish and a 45 foot setback on Beaver Lake and Pine Lake, under its Shoreline Master Program in SMC Title 25. Inside that strip the city says very limited development may be allowed.

    Plateau edges and the slopes below

    Most of Sammamish sits on a plateau roughly 500 feet above Lake Sammamish, and the city's critical areas report notes that nearly the whole northern and western perimeter is exposed to landslide risk. Slopes that drain to sensitive lakes and streams also fall in the Erosion Hazards Near Sensitive Water Bodies overlay, with a mapped No-Disturbance Area. The city warns that not every critical area is mapped, so owners provide a site-specific assessment.

    Screening in four days, then the queue

    Every Sammamish application is screened for completeness within four working days. Accepted plans are reviewed in the order they arrive, the city says review time depends on scope and current permit volume, and any correction request must be answered within 90 days.

How a Sammamish permit moves

The City of Sammamish Community Development Department takes every permit application online through MyBuildingPermit, a regional portal used to apply, upload plans, pay fees, check status and book inspections. For property questions before an application, the city offers a Project Guidance request with parcel-specific code information.

A remodel submittal includes the as-is and proposed plans, a project narrative, a fixture count form and a Historic Resources Affidavit; historic properties are mapped in the HistoricResources2020 layer of the Sammamish Property Tool. When the work adds plumbing fixtures or exceeds half the assessed value of the property, the city also asks for water and sewer availability certificates from Sammamish Plateau Water or the Northeast Sammamish Water and Sewer District.

On site, SMC 16.05.030 allows construction from 7 a.m. to 8 p.m. Monday to Friday and 9 a.m. to 6 p.m. on Saturday, with no work on Sundays or six named holidays. Our crews keep noisy work inside those hours.

Lakes, slopes and critical areas

Critical areas in Sammamish are governed by SMC chapter 21.03, which the city updated on 4 November 2024. The geologic hazards it names are erosion, landslide and seismic, and erosion hazard soils are regulated on slopes of 15 percent or steeper.

Lake Sammamish, Beaver Lake and Pine Lake fall under the Shoreline Master Program, whose 2026 amendment took effect on 21 May 2026 and folds the updated critical areas rules into shoreline review. Frequently flooded areas lie along the eastern shore of Lake Sammamish, and smaller ponds under 20 acres are treated as wetlands instead.

Two ADUs on one Sammamish lot

A lot with a detached single-family house in Sammamish may hold up to two accessory dwelling units: two attached, two detached, or one of each, including a converted existing structure. This follows Washington's 2023 ADU law, HB 1337.

A detached ADU may be up to 1,000 square feet, and an attached one up to half the size of the house or 1,000 square feet, whichever is larger. ADUs are left out of the house's floor area ratio, and no extra parking is needed when the property already has four or more spaces. A freestanding ADU is capped at 24 feet with 5 foot side and rear setbacks, while one joined to a garage follows the stricter standards for other structures.

What Sammamish houses are made of

Most Sammamish homes are less than forty years old. The Census Bureau's 2024 American Community Survey puts the median year built at 1994, with a little over half of all homes built between 1980 and 1999 and only about one in eight older than 1980. Roughly four in five are detached single-family houses.

The city's own subdivision map shows the pattern: Sahalee Estates was platted from 1970 to 1980, while Trossachs plats were recorded from 1995 to 2016. For a house from those decades, a whole home remodel tends to center on the layout, finishes, windows and original baths, and we price each part of that in writing.

Does a bathroom remodel in Sammamish, WA need a permit?

Often it does. The city lists changing the layout of a home and replacing a water heater or furnace among the jobs that may need one, and plumbing or electrical changes usually count. Applications go through MyBuildingPermit, and the city's Project Guidance request can confirm the answer for a specific parcel.

How long does the City of Sammamish take to review a remodel?

The city does not publish a fixed review time. It screens each application for completeness within four working days, reviews accepted plans in the order they arrive, and says timing depends on scope and permit volume. Correction requests have to be answered within 90 days.

What changes if my house is on Lake Sammamish, Pine Lake or Beaver Lake?

A shoreline setback applies: 50 feet from the ordinary high water mark on Lake Sammamish and 45 feet on Pine Lake and Beaver Lake, where very limited development may be allowed. Parts of the eastern shore of Lake Sammamish are also mapped as frequently flooded, so a lakeside addition or deck is checked against both before design.

How big can an ADU be in Sammamish?

A detached ADU can be up to 1,000 square feet and 24 feet tall. An attached ADU may be half the size of the house or 1,000 square feet, whichever is larger, and a lot with a detached house may have two ADUs in total.

What hours can a remodeling crew work in Sammamish?

From 7 a.m. to 8 p.m. on weekdays and 9 a.m. to 6 p.m. on Saturdays, under SMC 16.05.030. Construction is not allowed on Sundays or on New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day or Christmas Day.

What does a home renovation in Sammamish, WA cost?
