The minimum buffer from a landslide hazard equals the height of the slope or 50 feet, whichever is greater, and a qualified professional can justify reducing it to no less than 10 feet.

How a Woodinville permit moves
Woodinville Development Services takes most applications through its online Permit Portal. Plans and documents are uploaded as PDFs, part of the fee is paid at submittal, and revisions and inspection requests go through the same account.
Residential construction uses the city's Combined Building Permit. Before it is issued, the city asks for the contractor's Washington State contractor license and a Woodinville business license, and the permit and approved plans then arrive as PDFs in the portal.
The city's permitting FAQ lists 2 to 5 weeks for a single-family addition or alteration, 4 to 7 weeks for a new single-family house, and 1 week for residential plumbing or mechanical work. Tree removal tied to a building permit is reviewed under that permit rather than on a separate one.
Rivers, wetlands and hillsides
Two waterways define Woodinville's shoreline: the Sammamish River, which flows north and west through the city, and Little Bear Creek, its tributary through the west side of downtown. Land within 200 feet of either, their floodways and associated wetlands sit under the shoreline master program in WMC 21.70 through 21.77.
Away from the shoreline, WMC 21.51 regulates wetlands, aquifer recharge areas, frequently flooded areas, fish and wildlife habitat and geologically hazardous areas, the last covering erosion, landslide and seismic hazards. The city treats its critical area maps as a reference only, and a site investigation decides what is actually present on a lot.
ADUs and backyard cottages
Where the zone allows them, WMC 21.41.020 permits up to two accessory dwelling units per parent lot. Each needs at least 300 and no more than 1,500 square feet of habitable floor area, and it can sit inside the house, attach to it or stand alone.
An existing detached garage or other legally built enclosed structure can be converted even if it does not meet current coverage or setback standards, a detached ADU may sit at zero setback from a public alley, and ADUs cannot be rented for fewer than 30 nights at a time.
Woodinville housing and what it needs
Woodinville's homes are young for the region. The Census Bureau's 2020 to 2024 American Community Survey puts the median year built at 1995, and the 1980s were the busiest decade, with about a quarter of today's homes. Roughly one in five predates 1980.
Just over half of the city's housing units are detached houses. A 1980s house often keeps its original bathroom and kitchen layouts, so many projects here are room remodels rather than full rebuilds, and each one is priced in writing before work begins.
