What shapes a remodel in Bothell

  1. The Bothell rule

    River and creek shorelines

Homes near the Sammamish River or North Creek fall under shoreline rules if they sit within 200 feet of the water or in its floodplain. Bothell can also ask for a soils report when the area you are changing holds a wetland, stream or slope.

    What we do

We look up the lot first.

  2. The Bothell rule

    A city in two counties

Bothell crosses the King and Snohomish county line, and that decides who approves a septic change when you add a bedroom. Water may come from the city, Alderwood, Northshore or Woodinville, and a project that grows the floor area by more than 60 percent needs that provider to certify water and sewer first.

    What we do

We check your address on the city and county maps before design.

  3. The Bothell rule

Houses from the 1980s and 1990s

Much of Bothell's housing is recent: Census figures put the median year built at 1992, and the 1980s is the largest single decade. Homes from that era often still have original windows, finishes and plumbing, and older homes may need an asbestos notice before demolition.

    What we do

We list the original windows, finishes and plumbing in an itemized, written price and check whether an asbestos notice applies before any demolition.

Which of these touches your lot is the first question we answer, before a single drawing is made.

I recently hired Bar from Volcano Builders to remodel my bathroom. Overall, the experience was satisfactory. Bar was professional and communicated well throughout the project. The work was completed on time and within budget. The quality of the remodel met my expectations, though there were a few minor details that could have been improved. I would recommend Bar for anyone looking for a reliable contractor for bathroom renovations.

Volcano did a master bath remodel for us. The project was completed efficiently and on time. All of their workman were courteous and hard working. When we had a couple of material delivery delays they kindly adjusted their schedules. Their pricing was fine and the terms of the contract were fulfilled. We highly recommend Volcano Building.

I had an amazing experience with Volcano Builders! Bar was incredibly kind, communicative, and made the whole process smooth. We completely redid the bathroom, new flooring, vanity, tub, and wall tiles, and it turned out fantastic. I'm so happy with their work that I'm already planning my second bathroom and hopefully the kitchen too. Highly recommend them to anyone looking for quality work and great service!

We were nervous about hiring a contractor because we were first-time homeowners, but Volcano Builders made it easy to understand. They made everything clear and helped us stick to our budget. I'm very happy with how everything turned out.

Bar Unger, founder of Volcano Builders

I'm Bar, founder of Volcano Builders. I have been building for 20+ years, and our main office in Bellevue is the closest of our five Washington offices to Bothell. Most remodeling problems start before any work does: a vague price, a missed permit step, nobody answering the phone. So every project we take on gets a written, itemized price before work starts, a design and permit plan built around your city's rules, and one project manager you can actually reach.

Guide

Bothell home renovation guide: permits, shorelines and ADUs

How permits work in Bothell

Every Bothell permit is applied for online. The Permit Center accepts building and land use applications only through MyBuildingPermit, and the same portal is used to check status and pay invoiced fees.

A single family addition or alteration follows the city's submittal checklist. An interior-only remodel does not need a site plan, while an addition needs one showing every structure and its roof area. Inspections are booked at permits.bothellwa.gov, and electrical permits come from Labor and Industries rather than the city.

Bothell adopted new zoning standards that took effect on January 1, 2025, including height, lot coverage and density changes. We check the current rules for your parcel before design so the plans match what the reviewer will apply.

Shorelines and critical areas

Bothell regulates five kinds of critical area under chapter 14.04 of its municipal code: wetlands, critical aquifer recharge areas, special flood hazard areas, geologically hazardous areas, and fish and wildlife habitat areas including streams.

On top of that, the Sammamish River and North Creek are regulated shorelines inside the city limits, and Swamp Creek is designated in the wider planning area. Land within 200 feet of their ordinary high water mark, plus their floodways, 100-year floodplains and associated wetlands, sits inside shoreline jurisdiction under Title 13.

Trees matter here too. Removing one normally needs no permit on a small established lot, but that changes when the lot holds a wetland, a stream, a slope steeper than 40 percent or a shoreline designation. We confirm all of this before a layout is drawn.

ADUs and backyard cottages

Bothell allows two accessory dwelling units on a lot. A lot already developed with middle housing gets one, and so does a lot with critical areas or their buffers.

Each unit may be up to 1,200 square feet. Converting existing space can go larger with the community development director's approval, up to 40 percent of the main house. A detached unit may stand 30 feet tall, or 33 feet over an existing accessory structure, and it does not count against the cap that limits accessory buildings to five percent of the lot.

ADU applications go through MyBuildingPermit under their own checklist, and impact fees for an ADU are capped at half of those for the main house.

Bothell housing stock

Bothell homes skew recent. Census estimates for 2020 to 2024 put the median year built at 1992, with more homes from the 1980s than any other decade and more than a thousand built since 2020.

There are older pockets. The city's own Maywood / Beckstrom Hill plan notes homes dating to the early 1900s, with most of that hill built out in subdivisions from the late 1950s on. A 1960s rambler and a 1990s two-story call for different remodels, and we scope them that way.

Permits: City of Bothell Permit Center and single family submittal checklists, September 2026. Shorelines: Imagine Bothell Comprehensive Plan, Shoreline Master Program Element, December 2024. Critical areas and ADUs: Bothell Municipal Code chapters 14.04 and 12.14.135. Housing age: US Census Bureau, American Community Survey 2020 to 2024 5-year estimates.

Questions

Questions about remodeling in Bothell

Does a kitchen or bathroom remodel in Bothell need a permit?

Plan on one whenever the work adds plumbing fixtures, changes structure or adds floor area. Bothell takes every application online through MyBuildingPermit, an interior-only remodel needs no site plan, and electrical permits are issued by Labor and Industries rather than the city. We prepare and file the application for you.

Is Bothell in King County or Snohomish County?

Both. The city straddles the county line, so the health district that signs off on a septic change depends on which side your home is on, and water may come from the city, Alderwood, Northshore or Woodinville. We confirm your providers before the permit set is drawn.

How many ADUs can I build on a Bothell lot?

Two, in most cases, each up to 1,200 square feet. A lot developed with middle housing, or one with critical areas or their buffers, is allowed one. Detached units may reach 30 feet in height and are exempt from the five percent cap on accessory buildings.

My home backs onto North Creek. What changes?

Your project may fall inside shoreline jurisdiction, which covers land within 200 feet of North Creek and the Sammamish River plus their floodplains and associated wetlands. Wetlands and streams are also critical areas, and Bothell can require a soils report for the part of the lot being changed. We check this before design.

Do you handle exterior remodeling in Bothell?

Yes. Exterior work we take on here includes new decks and deck replacements, home additions and roofing, which has its own page: roofing services. Exterior projects near creeks or steep slopes get the same critical areas check as an addition.

What does a home remodel in Bothell cost?

The scope and the age of the house set the cost more than its size. Keeping a layout costs less than moving plumbing or walls, and a 1980s home may need original windows and systems replaced once the walls are open. Each project gets an itemized, written price before work starts, and typical ranges by project type are in our Remodeling Pricing Guide.
