The Bothell rule
New tile is exempt, a new valve is not
Bothell's code lets tiling, cabinets and countertops go ahead without a building permit, unless existing required accessible features change. Pulling the toilet to tile under it and setting it back needs no plumbing permit either. Replacing a shower valve, or rearranging any pipe or valve, is new plumbing work that must be permitted and inspected (BMC 20.02.095).

The city counts each fixture, not the county
Bothell issues its own plumbing and mechanical permits through MyBuildingPermit, on either side of the county line. Its form counts lavatories, toilets, bathtubs, showers and floor drains one by one, and lists exhaust fans on the mechanical side. Public Health Seattle and King County issues plumbing permits only in Seattle, Clyde Hill and unincorporated King County, so Bothell issues its own.

Bathroom circuits are an L&I permit
The Bothell Permit Center sends electrical permits to the Department of Labor and Industries, and Bothell is not on L&I's list of cities that run their own electrical program. L&I also says a hired electrical contractor must purchase its own permit for the work it does.
What we doOur electrician files the L&I permit for the fan circuit, vanity lights, outlets and any heated floor, and L&I inspects before the walls close.
Adding fixtures touches your water service too. When the City of Bothell supplies the water, its remodel checklist asks for a Water Meter Sizing Form with the application; homes served by Alderwood, Northshore or Woodinville deal with that district instead.

We measure the room, check the fan duct, the shutoff valves and the floor under the toilet, and ask who uses the bath and when.

Selections and submittal
You choose tile, glass, vanity and fixtures with our designer and sign an itemized price. We then submit to Bothell through MyBuildingPermit with the fixture list, and our electrician files with L&I.

Construction and handover
One project manager runs demolition, rough plumbing and wiring, inspections, waterproofing, tile and trim, then walks the finished room with you.
Our workmanship warranty
- 2 years standard. Our installation and labor are covered for 2 years from substantial completion.
- Up to 5 years. You can extend the workmanship coverage up to 5 years for an added charge, set in your contract.
- Not transferable. Coverage stays with the homeowner who signed the contract and does not pass to a new owner.
- Materials. Materials, finish materials included, carry the manufacturer's or supplier's warranty, and we help you file a claim.

Questions about bathroom remodeling in Bothell
Does it matter whether my Bothell home is in King or Snohomish County?

How long will the bathroom be out of service?
It depends mostly on the scope your permits cover. Bothell lets tile, cabinets and countertops go ahead without a building permit, but a new shower valve or any rearranged pipe must be permitted and inspected, and the circuits go on an L&I permit inspected before the walls close. We are on septic. Can we add a bathroom?
Often, with one extra step. Bothell's checklist asks for King County Health or Snohomish Health District approval when a house on septic gets an addition or more bedrooms, so we check with the right district before a new bathroom is drawn.
Can I redo the bathroom in my condo or townhome?
Usually. Washington law lets an owner alter a unit as long as the structure and shared mechanical and electrical systems are not impaired, subject to the governing documents, and changes that show on common elements need board approval. We ask for the rules before design.
How is a Bothell bathroom priced?
