Volcano Builders did a great job on our master bathroom. The tile work and finishing touches were great. Even though they weren't the cheapest quote we got, you can tell they care about quality.

Volcano did a master bath remodel for us. The project was completed efficiently and on time. All of their workman were courteous and hard working. When we had a couple of material delivery delays they kindly adjusted their schedules. Their pricing was fine and the terms of the contract were fulfilled. We highly recommend Volcano Building.

What sets the price

The 3 Things That Control Price

Size

A bigger room means more tile, more waterproofing, more labor and more time.

Layout changes

Keeping the toilet, vanity and shower where they are saves serious money.

Finish level

Most of the difference between Basic and Luxury is tile, fixtures, cabinetry and detail work.

Watch for

What Can Raise the Cost

  • Moving plumbingRelocating the toilet, shower drain or vanity means opening floors and walls and new venting.
  • What we find behind the wallsWater damage, soft subfloor or old wiring and piping show up at demo in older homes. We price repairs before we fix them.
  • Layout or structural changesMoving walls or enlarging the room adds framing, engineering and a building permit.
  • Custom glass and stoneFrameless glass and slab stone are measured after tile, which adds cost and lead time.
  • Upgraded systemsHeated floors, steam showers and smart controls need dedicated circuits and planning.
  • Permits and inspectionsRequired permits and inspections are part of the project and the schedule.

Bathroom Remodel Cost Questions

How much does a bathroom remodel cost in the Greater Seattle Area?

Bathroom remodels we build across the Greater Seattle Area start at $25,000+ for a small bathroom, $35,000+ for a medium bath, $50,000+ for a large bath and $65,000+ for a primary bathroom, on Basic. Spa level primary baths run to $225,000+. Every starting price includes a standard material allowance, and we price every project in writing after a site visit.

What does a bathroom remodel cost per square foot?

Square footage is a weak guide for bathrooms, because plumbing, waterproofing, glass and fixtures cost about the same in a small room as in a larger one. Size and finish level are a better guide: a typical 5 × 7 ft bath starts at $25,000+ on Basic, $40,000+ on Mid-Range, $60,000+ on Luxury and $90,000+ on Super-Luxury, and a typical 6 × 9 ft bath starts at $35,000+, $55,000+, $85,000+ and $125,000+.

Can I remodel a bathroom for under $25,000?

Small bathroom remodels start at $25,000+ with a standard material allowance, and smaller scopes are priced in writing after a site visit. Powder rooms are priced as Small.

Are materials included in the price?

Yes. Every starting price includes a standard material allowance, and upgrades are priced from your selections.

What is the most expensive part of a bathroom remodel?

The shower and the labor behind it: waterproofing, tile work, plumbing and glass. Moving plumbing, repairs found behind the walls, layout changes, custom glass and stone, and upgraded systems add to it. See What Can Raise the Cost.

How much does a powder room remodel cost?

Powder rooms (a toilet and a vanity) are priced as Small, which starts at $25,000+ on Basic with a standard material allowance. Smaller scopes are priced in writing after a site visit.

Does a bathroom remodel need a permit in Seattle or Bellevue?

Usually yes, when plumbing, electrical or walls change. In Seattle, permits go through the Seattle Department of Construction and Inspections (SDCI). In Bellevue, they go through the City of Bellevue. We handle the permits and inspections as part of the project.

How long does a bathroom remodel take?

On site, after design and permits, a small bath usually takes 4 to 8 weeks, a medium bath 6 to 10 weeks, a large bath 8 to 13 weeks and a primary bath 10 to 18 weeks. Custom glass and stone add lead time.

How can I keep the cost down?

Keep the layout: leaving the toilet, vanity and shower where they are saves the most. Choose Mid-Range finishes where they show, and decide your selections before demolition so nothing waits on a late order.

Do you offer financing?

Yes. See Home Renovation Financing Across the Greater Seattle Area for the current options, or ask during your consultation.

What warranty do you give?

Every bathroom carries our 2-year workmanship warranty, extendable to 5 years for an added charge. It covers the homeowner who signed the contract and is not transferable. Materials carry the manufacturer's warranty. See Remodeling Warranty for the Greater Seattle Area.
