The fixture count lists every bath fixture
Sammamish folds bathroom plumbing and fans into the building permit instead of issuing a separate plumbing permit. Its Residential Fixture Count Form is required on every remodel permit and asks for each new or relocated toilet, bathroom sink, bathtub, shower, bidet and ducted exhaust fan. Wiring is different: on a house alteration the city wants its own electrical permit whenever electrical work happens.

When a remodel adds plumbing fixtures, the city may ask for water and sewer availability certificates from Sammamish Plateau Water or the Northeast Sammamish Water and Sewer District. Homes served by Sammamish Plateau Water also file a Water Meter Sizing Form whenever the fixture total goes up, for example a double vanity where one sink stood.

Septic homes get a Public Health review first
Some Sammamish lots are not on public sewer. For those, Public Health Seattle and King County must approve a building application before most permits are issued, with an inspector visiting to check the age, type and location of the septic system against the remodel. An interior remodel needs floor plans as they are and as proposed, plus a recent maintenance inspection.

A water heater goes on that same fixture form even when the new tank sits exactly where the old one did, so a bathroom plan that includes one lists it too.

Does my HOA or condo board need to approve the work?
Check your governing documents. Under RCW 64.90.255, a condo owner may alter the unit as long as the structure and the mechanical and electrical systems are not impaired, but may not change the look of common elements without board approval. Homeowner associations may also set rules under RCW 64.38.020. We prepare the drawings a board asks to see.
