How Sammamish permits a kitchen remodel

  1. The Sammamish rule

A new layout starts with a building permit

Sammamish requires a building permit before a home is altered, and its Permit Center names changing the layout of a home as a typical case. The city's residential remodel checklist asks for plans of the kitchen as it stands and as proposed, plus a written narrative of the work.

    What we do

We draw both plans and write the narrative, so the city reviews the kitchen you approved.

  2. The Sammamish rule

Plumbing is counted fixture by fixture

In Sammamish the city, not Public Health Seattle and King County, permits kitchen plumbing and gas piping. Each new or relocated sink, dishwasher, gas cooktop and exhaust fan goes on the Residential Fixture Count Form, and an added fixture such as an island prep sink can call for water and sewer availability certificates from Sammamish Plateau Water or the Northeast Sammamish Water and Sewer District.

    What we do

We list every fixture that is added or moved and ask the water district for any certificate before we submit.

  3. The Sammamish rule

The city issues the electrical permit

Washington L&I lists Sammamish among the cities that issue their own electrical permits and inspections, so the state does not. On an alteration to a single family home, the city requires a separate electrical permit whenever electrical work is part of the job.

    What we do

We file the electrical permit with the building permit and book the city's wiring inspection before walls close.

Most Sammamish homes are detached houses (81.4 percent), more than half were built between 1980 and 1999, and the city's median year built is 1994 (US Census Bureau, ACS 2020 to 2024). In a house that age, we open the plan by checking the wiring, pipes and framing behind the walls.

What we do

Kitchen work we take on in Sammamish

A single project team handles the design, the permits and every trade in the room.

Layout changes

Moving the sink into an island or opening the kitchen to a nook or family room, drawn as before and after plans for the city.

Cabinets and surfaces

Cabinets, quartz or stone tops, backsplash tile, floors and lighting, picked with our designer and previewed in 3D.

Systems and inspections

Added or moved sinks and dishwashers, gas lines to a cooktop, vent hoods and new circuits, each listed on the right permit and inspected by the city.

Everything a remodel with us can include is set out on our kitchen remodeling page. For bathrooms, basements, additions and ADUs, see home remodeling in Sammamish.

Overall, we had a great time with Volcano Builders. There were a few small delays, but they were clear in their communication and kept things moving. The last kitchen remodel turned out great, and the quality seems like it will last for a long time.

Volcano builders did a phenomenal job on my bathroom remodel. They exceeded my expectations on many levels. Their designer helped me pick out all the tile and bathroom accessories to make sure everything matched in style. Communication was great and response time very fast whenever I had questions for them. They estimated the project would take 5-6 weeks but finished in 4 weeks! Excellent job! Loooooove my new bathroom! Including pics of the Before… and the After!

Questions

Sammamish kitchen questions

Do I need a permit to remodel my kitchen in Sammamish?

In most cases, yes. The city requires a building permit to alter a home, and changing the layout is one of its named examples. Plumbing and gas work rides on that permit through a count of every new or relocated fixture, and any wiring needs its own City of Sammamish electrical permit. All of it is filed on MyBuildingPermit. How long does a kitchen remodel take in Sammamish?

A kitchen and laundry room we rebuilt as one project in Burien took about 10 weeks of construction, April 11 to June 22, 2022. Your own schedule depends mostly on the scope your permit covers. Sammamish says review time depends on the scope of the project and how many permits are in its queue, every remodel permit includes a count of each new or relocated fixture, and added plumbing fixtures can need a water and sewer availability certificate from your district. Design comes first either way. More in How Long Does a Remodel Take in Seattle and Bellevue?

Does my homeowners association have to approve a kitchen remodel?

It depends on your association's governing documents. Under RCW 64.38.020 an association may adopt rules unless its documents say otherwise, and in a community governed by RCW 64.90 an owner may alter a unit if the work leaves the structure and the mechanical and electrical systems unimpaired, subject to the declaration. We read your covenants with you and prepare whatever the board asks to see.

How do I get a price for my Sammamish kitchen?

Book a consultation with the form below. Once the layout and finishes are agreed, you get an itemized price in writing before any work is scheduled. For what drives the number, read How Much Does a Kitchen Remodel Cost?
