Overall, we had a great time with Volcano Builders. There were a few small delays, but they were clear in their communication and kept things moving. The last kitchen remodel turned out great, and the quality seems like it will last for a long time.

What sets the price

The 3 Things That Control Price

Size

More linear feet of cabinets and counters means more material, more labor and more time.

Layout changes

Keeping the sink, range and walls where they are saves serious money.

Finish level

Most of the difference between Basic and Luxury is cabinet grade, counter stone and lighting.

Watch for

What Can Raise the Cost

  • Moving the sink, range or gas lineNew drain, supply, gas and venting runs mean opening floors and walls.
  • Removing a wallA non-structural wall is a simpler job. A load-bearing wall needs a beam, engineering and a building permit.
  • What we find behind the wallsOld wiring, galvanized pipe or water damage show up at demo in older homes. We price repairs before we fix them.
  • Custom cabinetryCustom and inset cabinets cost more and add 8 to 12 weeks of lead time.
  • Slab stone and waterfall endsQuartzite and natural stone slabs, mitered edges and waterfall ends add material and fabrication time.
  • Electrical service upgradesInduction cooktops, pro ranges and more circuits can need a larger electrical panel.

Can I remodel a kitchen for $40,000?

Yes, as a Refresh. A refresh keeps your cabinet boxes and layout and starts at $35,000+. New cabinets start at $60,000+ for a small kitchen.

Are appliances included?

No. Appliance purchase and installation are not included in any tier. We prepare the electrical, plumbing, gas and venting connections, so your appliances are ready to install.

Are cabinets and materials included?

Yes. Every tier includes a standard allowance for cabinets, counters, backsplash, flooring and fixtures. Upgrades beyond the allowance are priced from your selections.

Cabinets and the labor to install them. They are usually the largest single line, followed by counters and any wall or plumbing moves.

How much does it cost to open a kitchen to the living room?

Opening a non-structural wall is included from Mid-Range on Large kitchens. Removing a load-bearing wall needs a beam, engineering and a permit, and starts at our Large Luxury tier.

Does a kitchen remodel need a permit in Seattle or Bellevue?

Usually yes when plumbing, electrical, gas or walls change. Seattle permits go through SDCI, Bellevue through the City of Bellevue. We handle the permits.

How long does a kitchen remodel take?

On site: a refresh takes 2 to 5 weeks, a small kitchen 6 to 10 weeks, a medium kitchen 8 to 12 weeks and a large kitchen 10 to 16 weeks. Design, selections and permits come before that.
