Before a remodel permit, King County most often needs a Public Health approval for the septic system or well, and a new bedroom in a house on septic adds permit requirements of its own. A project that needs a health department permit must also finish a Critical Areas Designation, with the site flagged on the ground, before the building permit is submitted, and an onsite propane tank takes a separate permit.

Remodeling in unincorporated Ravensdale: permits, ground, water and ADUs
Who permits a Ravensdale remodel
Ravensdale has no city government, so its building permits come from King County. The county's Permitting Division issues land use, building, mechanical and fire permits for unincorporated areas, most applications go in online through MyBuildingPermit.com, and permit status and inspection requests run through the county's Permitting Portal.
The county splits home projects into a remodel, which reworks existing rooms without new floor area, and a structure addition, which adds square footage; an ADU is applied for as a separate permit type. Plumbing and gas piping permits come from Seattle and King County Public Health, and electrical permits from the state Department of Labor and Industries.
Rural lots bring their own checks. Water, sewer and fire service in unincorporated areas come from special purpose districts, which the application has to name, and the county reviews emergency access, hydrants and water flow, sometimes requiring fire sprinklers. Review time depends on how complete the submittal is, how many reviews it needs, how fast questions are answered and how many applications are in line, so we set your start date once the county has accepted the application.
Rural zoning and the ground underneath
Ravensdale is part of King County's Greater Maple Valley/Cedar River community service area, which lies entirely outside the Urban Growth Area. The county zoning map shows the Ravensdale census area as mostly RA-5 and RA-10 rural residential land with a small pocket of neighborhood business zoning, and rural zones there are generally planned for one home per 5, 10 or 20 acres.
King County sorts coal mine ground into three classes. Declassified areas carry no special conditions; moderate areas can settle or subside and need engineering to limit structural damage; severe areas, such as open portals, shafts and sinkholes, allow only limited work. The county also advises bringing in a geological professional early when a project digs more than five feet or adds more than three feet of fill.
Its updated critical areas ordinance, adopted on 2 December 2025, took effect on 18 February 2026 outside shoreline jurisdiction. A Critical Areas Designation fixes the limits of critical areas on a lot for five years, and the county warns that its iMap viewer shows only general locations, not exact boundaries.
Two creeks and two watersheds
Ravensdale sits where two salmon watersheds meet. Rock Creek, which King County maps as fish habitat, drains to the Cedar River, and a county salmon recovery project once called it the ecologically healthiest tributary of the Cedar. Ravensdale Creek drains the other way, to the Green River, the Duwamish and Elliott Bay. King County Parks manages the 145 acre forested Ravensdale Retreat Natural Area.
For a lot beside the lake or the creek, the shoreline rules in force on your application date decide the design.
ADUs on a rural Ravensdale lot
Outside the Urban Growth Area, King County allows one ADU per lot. In the RA zones it must be in the same building as the house unless the lot has only one primary home and meets the minimum lot area for its zone, in which case it may be detached. When the two units share a building, only one entrance may face the street.
An ADU may have up to 1,000 square feet of heated floor area and 1,000 square feet of unheated area, with exceptions for a unit wholly inside a basement or attic, and no extra parking space is required. The owner records a notice on title that runs with the land before the county approves the permit, and a new unit may need a Public Health approval for septic or a sewer certificate.
Ravensdale homes
The Census Bureau's 2020 to 2024 American Community Survey counts roughly 80 homes inside the Ravensdale census area, most of them detached houses along with a handful of mobile homes, nearly all lived in by their owners, and it puts the median year built at 2001. The sample is small and its margins of error are wide, so treat those figures as a rough picture.
On acreage like this a remodel often reaches past the walls: a well, a septic field, a long driveway for fire access or a slope near a creek can shape where an addition goes. We note each of those in your written, itemized scope before work starts.
