Trees your plat already protects
Some trees on private lots are protected by the conditions attached when the subdivision was developed, and trees in critical areas and their buffers may not be removed. A landmark tree of 24 inches or more needs a permit to come down, as does a significant tree of 12 inches on a lot over half an acre.

Permits through the city portal
Building permits in Maple Valley come from the city's Economic and Community Development Department, and every permit and project is submitted through its online portal, run on OpenGov. The city warns that plans uploaded in the wrong PDF format can be rejected and sent back for correction, which delays review.
Simple residential plumbing and mechanical work goes through express permits the city treats as over the counter. For a construction permit that needs no public notice and no hearing, the city's 2025 permit performance report lists a review deadline of 65 calendar days, the figure set by state law in RCW 36.70B.080.
Inspections run Monday to Friday and are requested with the permit number, address and the type of inspection. We set the construction schedule around that review deadline and the inspection days.
Lakes, wetlands and hazard areas
Maple Valley adopted its own Shoreline Master Program in 2019; before that the city used King County's Title 25 by reference. Within 200 feet of Lake Wilderness, Lake Lucerne or Pipe Lake, critical areas are regulated by MVMC 18.65, which forms part of that program.
Across the rest of the city, MVMC 18.60 covers wetlands, streams, fish and wildlife habitat, flood hazard areas, critical aquifer recharge areas and five kinds of geologic hazard: coal mine, erosion, landslide, seismic and steep slope. For a single-family house on an existing lot, the director may modify or waive some requirements, but the area altered may not exceed 5,000 square feet, access included.
ADUs and backyard cottages
Maple Valley rewrote its ADU rules in Ordinance O-25-849, adopted on 9 June 2025 to meet the state's middle housing and ADU laws, HB 1110 and HB 1337. The code permits two accessory dwelling units per lot.
Each ADU may be as large as half the living area of the main house or 1,200 square feet, whichever is greater, so a large house can support a larger unit. Shoreline, tree and critical area limits on the lot still apply.
A young housing stock
About four in five Maple Valley houses were built in 1990 or later. The Census Bureau's 2020 to 2024 American Community Survey puts the median year built at 2001, with about six in ten homes built between 1990 and 2009 and fewer than one in ten built before 1980. Roughly five of every six are detached single-family houses.
That means a typical project here starts from a 1990s or 2000s house rather than a mid-century one, and the scope is more often a kitchen, bath, lower level or deck upgrade than a full systems overhaul. We price the scope you choose in writing before work begins.

Does a bathroom remodel in Maple Valley need a permit?
Yes, once the work relocates plumbing fixtures, replaces drywall, moves interior walls or changes doors or windows. The city does not require one for swapping fixtures on the existing piping or for finish work such as cabinets, paint and vinyl flooring. My mailing address says Maple Valley. Which office issues my permit?
It depends on whether the parcel is inside the city limits, which not every Maple Valley address is. The city asks owners to check the King County Parcel Viewer; a home in unincorporated King County is permitted by the county.
When does a deck in Maple Valley need a permit?
Almost always, unless it is under 200 square feet, no more than 30 inches above grade at any point, not attached to the house and not serving a required exit door. A deck that misses any one of those tests needs a permit, and every deck must meet the zone's setbacks.
How big can an ADU be on a Maple Valley lot?
Up to half the living area of the main house or 1,200 square feet, whichever is greater, and the city permits two per lot under MVMC 18.30.030. Trees protected by the plat, critical areas and the lake shoreline can still limit where one fits.
Can I take down trees to make room for an addition?
Only some of them without a permit. Landmark trees of 24 inches, significant trees of 12 inches on lots over half an acre, trees in critical areas and trees protected by plat conditions all need city review, and the city says first round comments on a tree permit come back in four to six weeks.
