Every Marysville building permit is applied for online through the city's Online Permit Portal, which Community Development runs for building, fire, civil and land use applications alike. Residential categories there include remodels, additions, repairs, decks and outbuildings, and the portal shows the status of an application as it moves through review.
Inspections are booked through the same portal. A request sent by 3:30 PM is scheduled for the next business day, which keeps a job moving between framing, plumbing and final.
Critical areas, slopes and the sloughs
Critical areas in Marysville are regulated under MMC 22E.010, and the version in force is confirmed when an application is prepared.
For geologic hazards the rules reach 300 feet beyond a mapped landslide, erosion or seismic hazard area, and the mapped lines are treated as approximate until a qualified professional confirms them in the field. Waterfront parcels add a second layer: the Shoreline Master Program covers shorelands within 200 feet of Ebey Slough and Quilceda Creek.
Two ADUs on one lot
MMC 22C.185, rewritten in 2025, allows two accessory dwelling units on a lot with a single-family house: one attached and one detached, two attached, or two detached. Each unit runs from 200 square feet up to 1,000 square feet or half the main house's floor area, whichever is greater, with a hard cap of 1,400 square feet, two bedrooms and a 30 foot height. There is no owner occupancy requirement, and short-term rental use is prohibited.
An existing detached garage can be converted even if it does not meet today's setbacks or building coverage. Setbacks otherwise run five feet at the side and 15 feet at the rear, or 10 feet for a one-story unit, and the ADU rules do not apply to the parts of a lot inside a critical area or its buffer.
What Marysville houses are made of
Marysville housing is young. The Census Bureau's 2024 American Community Survey counts 26,235 homes in the city with a median build year of 1994, and about 39 percent went up between 1990 and 2009, with the 2000s the busiest single decade. Roughly 70 percent are detached single-family houses. The older stock is spread across the postwar decades, with about 3,040 homes from the 1980s, 3,790 from the 1970s, 2,390 from the 1960s and 1,340 from the 1950s, while fewer than 150 date from the 1940s and about 460 from before 1940. At the other end, after a peak of about 5,280 homes in the 2000s, some 2,340 were built in the 2010s and 2,560 in 2020 or later, and mobile homes account for about 1,950 of the total.
