The calls we get about bathrooms usually start with one of these.

Water is getting where it should not

Loose tile, cracked grout, a soft spot by the tub or a stain on the ceiling below. Those are signs that water is already behind the surface, and new caulk will not stop it. The fix starts with opening the wall and rebuilding the waterproofing.

The room is tight or dated

One sink for two people, a tub nobody uses, no storage and a fan that barely moves air. Many Seattle and Eastside homes still have the bathroom they were built with, sized for another era.

You want one crew accountable for it

A bathroom packs plumbing, electrical, tile, glass and cabinetry into a few square feet. When each trade is hired separately, nobody owns the schedule. We run every trade in the room under one contract and one project manager.

What we do

What we build in a bathroom

Primary suites, hall baths, guest baths and powder rooms. Every trade the room needs is on our crew or our schedule, so you deal with one company from demolition to the final walkthrough.

Showers and tubs

Walk in showers with glass, tub to shower conversions, freestanding tubs and new layouts. Glass in a tub or shower enclosure that sits less than 60 inches above the floor is a hazardous location under the Seattle Residential Code, so it has to be safety glazing.

Vanities and storage

Single or double vanities, floating or floor standing, with the counter, sinks, faucets, mirrors and medicine cabinets to match, plus niches and linen storage where the room allows.

Bathroom design

Our designer lays out the room and helps you choose tile, fixtures and finishes that work together, and you see the bathroom in 3D before you sign off.

Plumbing, electrical and venting

Moved drains and supply lines, new valves, lighting and outlets. The Seattle Residential Code requires local exhaust in every home, so a properly sized bathroom fan is part of the job.

Tile, waterproofing and floors

Shower and tub walls need a nonabsorbent finish at least 6 feet above the floor. We build the waterproof layer behind the tile first, then set wall and floor tile, stone or vinyl plank.

Permits

Retiling over sound walls needs no Seattle building permit, but moving plumbing or wiring does need its own permit. We file what your scope needs and book each inspection.

How your bathroom remodel works

Three steps, one team, and a written price before anyone picks up a tool.

  1. Consultation

    We come to your home, measure the bathroom, check what is under the floor and behind the fixtures where we can, and talk through how you use the room.

  2. Design, price and permit

    You choose tile, fixtures and vanity with our designer, see the room in 3D, get a written line by line price and we file the permits.

  3. Build and hand over

    Your project manager runs demolition, rough in, inspections, waterproofing, tile and trim, then walks the finished bathroom with you.

Cost

What sets the price of a bathroom remodel

Most of the price of a bathroom comes from four choices. Each one is a separate line in your written estimate, so you can see what it adds and change it before anything is ordered.

Size and layout

A powder room, a hall bath and a primary suite are very different jobs. Keeping the toilet, shower and sink on their existing drains is simpler than moving them, because every move means new pipe under the floor.

Shower or tub

A tub to shower conversion, a curbless walk in shower, a steam shower or a freestanding tub each need different framing, waterproofing and glass, and that is often the biggest line in the estimate.

Tile and finishes

Tile size and pattern set the labor as much as the material does. Large format and patterned tile take longer to set. Vanity, counter, faucets, lighting and glass come in grades, and you can trade one up and another down.

What is behind the walls

Old bathrooms can hide water damage, rotted subfloor or outdated wiring. We look for it at the consultation, and anything found after demolition is priced in writing before that work goes ahead.

The surest way to hold a bathroom budget: decide on tile, fixtures and glass before demolition, since a change after the glass is measured or the tile is ordered costs time and money. Keep drains where they are unless the new layout really needs them moved. And keep the whole scope in one written estimate, so the number you approve is the number you pay unless you change the plan.

How long does a bathroom remodel take?

On our project pages, a shower replacement in Renton took 1 week, full bathrooms in Bellevue and Everett took 4 weeks, a primary bathroom in Seattle took 6 weeks, full bathrooms in Seattle and Kirkland took 8 weeks, and a large primary suite in Redmond took 12 weeks. Do I need a permit to remodel a bathroom in Seattle?

It depends on the scope. The 2021 Seattle Residential Code exempts tiling, cabinets, countertops and similar finish work from a building permit (R105.2), but plumbing, electrical and mechanical work can need separate permits (R105.3), and in Seattle the plumbing permit comes from Public Health, Seattle and King County. Can you turn my tub into a walk in shower?

Yes. The tub comes out, the drain is moved to suit a shower pan, the walls are waterproofed and tiled, and the glass is safety glazing, as the code requires for a shower enclosure. If it is the only tub in the house, we talk through that choice with you first.

Can we use the house while you work?

Yes, as long as the home has another toilet and shower. The bathroom being remodeled is closed while we work. We agree on working hours and the route through the house first, protect the floors on that route, and your project manager tells you ahead of any time the water has to be shut off.

Do you help choose tile and fixtures?

Yes. Our designer walks you through tile, vanity, fixtures and glass, and shows you the room in 3D before you approve it, so the drawings and the build match. See 3D Design Services.

How do I get a price for my bathroom?
