Bathroom remodel in Everett: what the city checks

  1. The Everett rule

Resetting a toilet is exempt, moving one is not

Everett's exemption list, taken from the Uniform Plumbing Code, lets you clear a stoppage, fix a leaking valve or pull a toilet and set it back with no permit, as long as no valve, pipe or fixture is replaced or rearranged. A hidden drain or trap that fails and has to be replaced counts as new work, with a permit and an inspection.

    What we do

If the old drain under the tub or toilet turns out to be failing, we file the plumbing permit before any new pipe goes in.

  2. The Everett rule

Nothing is tiled over before the inspector signs off

The city's inspection order for residential building work puts the plumbing and mechanical rough ins first, the electrical rough in after them, then framing and insulation. Its handout says to cover no work until the building inspector gives specific, written approval to cover the framing, insulation and rough in utilities.

    What we do

We book the rough in inspections in that order and hang no backer board and set no tile until the approval is on the permit.

  3. The Everett rule

Fans, lighting and heated floors are not exempt

The electrical work Everett exempts is narrow: changing a lamp, reinstalling a plug receptacle, minor repairs and equipment under 25 volts and 50 watts. On the mechanical side only portable ventilation appliances are exempt, not a ducted exhaust fan, and the city issues the electrical permit for any electrical work in a building.

    What we do

The fan, the vanity lights and any heated floor go on the permit application, and the wiring stays open for the city's check.

An Everett permit is only closed by its final inspection. The city says work without a permit final is essentially the same as work without permits, and an inspector who arrives to find the work already covered records the visit as No Access.

What we do

Everett bathroom projects we build

Most bathroom calls from Everett are one of these three jobs, and the same team designs, permits and builds each one.

Shower and tub rebuilds

A tub swapped for a walk in shower, a new tub behind a sliding glass door, or a shower lined with slab look panels, all on a new waterproof layer.

Vanities, lights and storage

Floating or floor standing vanities, a mirror and lights sized to the wall, a towel warmer, and niches recessed into the shower.

Pipes, wiring and venting

New valves and supply lines, a drain moved for a better layout, and an exhaust fan ducted to the outside, each listed on the permit that covers it.

Design, glass and everything else a remodel with us covers is set out on our bathroom remodeling page. Working on more of the house? See home remodeling in Everett or kitchen remodeling in Everett.

Volcano did a master bath remodel for us. The project was completed efficiently and on time. All of their workman were courteous and hard working. When we had a couple of material delivery delays they kindly adjusted their schedules. Their pricing was fine and the terms of the contract were fulfilled. We highly recommend Volcano Building.

I recently hired Bar from Volcano Builders to remodel my bathroom. Overall, the experience was satisfactory. Bar was professional and communicated well throughout the project. The work was completed on time and within budget. The quality of the remodel met my expectations, though there were a few minor details that could have been improved. I would recommend Bar for anyone looking for a reliable contractor for bathroom renovations.

We were nervous about hiring a contractor because we were first-time homeowners, but Volcano Builders made it easy to understand. They made everything clear and helped us stick to our budget. I'm very happy with how everything turned out.

Process

How an Everett bathroom remodel runs

Three steps, one team, and a written price before anyone picks up a tool.

  1. Walkthrough and measure

We measure the room, check the floor around the toilet and tub for soft spots, find where the fan vents, and hear how the bathroom gets used every day.

  2. Design, price and permits

Our designer helps you choose tile, vanity, fixtures and glass in 3D. You get a line by line written price, and we apply for the Everett permits your scope needs.

  3. Build, inspect, finish

Demolition, rough in and the city inspections come first, then waterproofing, tile, glass and trim. Your project manager walks the finished room with you.

Warranty

Our workmanship warranty

  • 2 years standard. Our installation and labor are covered for 2 years from substantial completion.
  • Up to 5 years. You can extend the workmanship coverage up to 5 years for an added charge, set in your contract.
  • Not transferable. Coverage stays with the homeowner who signed the contract and does not pass to a new owner.

Questions

Everett bathroom remodel questions

Do I need a permit for a bathroom remodel in Everett?

For most full remodels, yes. Everett exempts tile, cabinets, counter tops, paint and similar finish work from a building permit, but installing or replacing a plumbing fixture takes a plumbing permit, and new wiring takes an electrical permit from the city. A residential plumbing permit needs no plan review, so it is applied for online with no drawings to upload. More in Bathroom Remodeling Across the Greater Seattle Area

How long does a bathroom remodel take in Everett?

On our project pages, a shower rebuild in Renton took about two weeks, an Auburn master bathroom about three weeks and a Kirkland primary bath about 13 weeks of construction. Your own schedule depends mostly on the scope your permits cover. Everett exempts tile, cabinets and counter tops from a building permit, but installing or replacing a plumbing fixture takes a plumbing permit, and the city's inspection order puts the plumbing, mechanical and electrical rough ins first, with nothing covered until the inspector approves it in writing. Design, ordering and permits come before the crew starts. See How Long Does a 5x8 Bathroom Remodel Take?

What if you find water damage behind the tile?

We show it to you, price the repair in writing and add it to the permits before it is fixed. Everett even has a permit subtype for opening walls and ceilings to investigate, and for closing them again once the rough in work has passed inspection.

Can I remodel the bathroom in my Everett condo?

Usually, once the association agrees. Everett treats a building of three or more units as multifamily, with its own permit exemption list and submittal checklist, and a leak from a condo bathroom reaches the unit below. We get the association's rules and written approval before demolition.

How is the price of an Everett bathroom set?

By scope: whether the toilet, shower and sink stay on their drains, the shower or tub you choose, the tile, and what turns up under the old floor. You get a written, itemized price after the walkthrough and before any work begins. Read Cost of a Bathroom Remodel in the Greater Seattle Area
