What an Everett kitchen remodel has to plan for

  1. The Everett rule

Finishes are exempt, walls are not

Everett's permit exemption list for houses and duplexes lets new cabinets, counter tops, tile and paint go ahead without a building permit. Taking out a wall, changing the framing or making a window a different shape or size is a residential alteration, which needs a building permit from the city.

    What we do

We sort every line of your scope into exempt finish work or permitted work before the drawings are done.

  2. The Everett rule

Everett issues plumbing and electrical permits itself

In Everett the city, not Washington L&I, sells electrical permits and inspects the wiring, and any electrical work inside a building needs one. The city plumbing permit covers piping and every fixture installed or replaced, a new kitchen sink included, though a house needs no plan review for it.

    What we do

We list each sink, dishwasher, range and circuit on the plan and file the matching permits with the city.

  3. The Everett rule

Units in bigger buildings follow the association

About a third of Everett homes (35.5 percent) sit in buildings of five or more units. Washington condominium law allows changes inside a unit that leave the structure and the mechanical and electrical systems unaffected, subject to the declaration (RCW 64.34.240, RCW 64.90.255), and the city keeps a separate permit exemption list for multifamily buildings.

    What we do

We get the association's alteration rules and the board's sign off before we book the crew.

Roughly one Everett home in six (15.6 percent) was built in 1939 or earlier, against under 1 percent in Bellevue, and the city's median year built is 1981 (US Census Bureau, ACS 2020 to 2024). Everett requires an inspection at every stage of construction, so the wiring and pipes we find behind an old kitchen wall are checked before that wall is closed.

What we do

Kitchen work we take on in Everett

Design, trades and permits sit with one team, so nothing is handed off halfway through the job.

New layouts

A closed kitchen in an older house opened to the dining room, an island added, or a U shape turned into a galley that works for two cooks.

Cabinetry and surfaces

Shaker or flat panel cabinets, quartz and stone tops, backsplash tile, floors and lighting, picked with our designer from 3D drawings.

Trades and inspections

Rerouted drains and supply lines, gas for a range, new circuits for appliances, and each Everett inspection booked and attended.

Everything a remodel with us includes is laid out on our kitchen remodeling page. For bathrooms, basements, additions or a whole house, see home remodeling in Everett.

Overall, we had a great time with Volcano Builders. There were a few small delays, but they were clear in their communication and kept things moving. The last kitchen remodel turned out great, and the quality seems like it will last for a long time.

Process

Your Everett kitchen, step by step

Three steps, one team, and a written price before anyone picks up a tool.

  1. Consultation

A designer visits the house, measures the room and asks what the kitchen gets wrong today, what you want from it and what you plan to spend.

  2. Design, price and permit

You review 3D plans and a written price broken into line items, and we apply to City of Everett Permit Services for the permits the plan calls for.

  3. Build and hand over

Your project manager keeps the crew on schedule, meets the city inspector at each stage and goes through the kitchen with you at the end.

Warranty

Our workmanship warranty

  • 2 years standard. Our installation and labor are covered for 2 years from substantial completion.
  • Up to 5 years. You can extend the workmanship coverage up to 5 years for an added charge, set in your contract.
  • Not transferable. Coverage stays with the homeowner who signed the contract and does not pass to a new owner.
  • Materials. Materials, finish materials included, carry the manufacturer's or supplier's warranty, and we help you file a claim.

Questions

Everett kitchen remodel questions

Do I need a permit to remodel a kitchen in Everett?

It depends on the scope. In a house or duplex, replacing cabinets and counters, tiling and painting are exempt from a building permit, but removing a wall, changing framing or resizing a window is a residential alteration that needs one. Plumbing and electrical permits come from the City of Everett too, and the city requires one for any fixture replaced or wiring changed. More in Kitchen Remodeling Across the Greater Seattle Area

How long does a kitchen remodel take in Everett?

A kitchen and laundry room we rebuilt as one project in Burien took about 10 weeks of construction, April 11 to June 22, 2022. Your own schedule depends mostly on the permits your layout needs. Everett lets new cabinets, counter tops, tile and paint go ahead without a building permit, while taking out a wall or changing the framing is a residential alteration that needs one, and the city inspects every stage of construction. Design and permitting come first either way, and a layout change that needs a building permit adds the city's review. More in How Long Does a Remodel Take in Seattle and Bellevue?

Can I remodel the kitchen in my Everett condo?

Yes, inside the limits of state law and your association. You may change the inside of your unit as long as the structure and the shared mechanical and electrical systems are left unaffected, and your declaration and rules can add conditions of their own. We read those documents before we design.

How do I get a price for my Everett kitchen?

Book a consultation using the form below. We look at the room, agree the layout and finishes with you, and send a written, itemized price before any work begins. For background, read How Much Does a Kitchen Remodel Cost?
