Too little counter space, corner cabinets that swallow things, and one person cooking while everyone else is in the way. The layout was set decades ago, and new doors or a new faucet will not change how the room works.

A kitchen is the room you use most, and remodeling it is a large decision. You deserve a finished design, a written price and a permit plan before the first cabinet is removed. That is how we run every kitchen we build.
What a kitchen remodel with us includes
One team handles every trade in the room, so nothing falls between the designer, the plumber and the electrician, and you have one person to call about all of it.
Layout changes
Opening a wall to the living room, moving the sink or range, adding an island or turning a galley into an L shape. Removing or moving a loadbearing wall needs a building permit, so structural changes are planned and priced before demolition. An island needs room around it: the National Kitchen and Bath Association recommends work aisles of at least 42 inches for one cook and 48 inches for two.
Cabinets and counters
Stock, semi custom or custom cabinets, with quartz, granite or solid surface counters and the backsplash to match. Counters are measured after the cabinets are set, so they fit the boxes that were actually installed.
Kitchen design
Our designer lays out the kitchen and helps you choose cabinet fronts, counters, tile and fixtures, and you see it in 3D before you approve it.
Plumbing and electrical
A relocated sink, a gas line to the range, new circuits for appliances and lighting under the cabinets. In Seattle, plumbing and gas piping permits come from Public Health, Seattle and King County, separate from the building permit.
Flooring and finishes
Tile, luxury vinyl plank or hardwood, then paint, trim and hardware, finished on the same schedule as the rest of the kitchen so the room is handed over complete.
Permits
We prepare and file the permits your scope needs and book the inspections. New cabinets over existing walls need no Seattle building permit, but moving a wall, a pipe or a circuit does need one.

What drives the cost of a kitchen remodel in Seattle
Four decisions set most of the price of a kitchen remodel. Your written estimate prices each one on its own line, so you can see where the money goes and change a choice before anything is ordered.
Layout
Keeping the sink, range and refrigerator where they are is the simplest path. Moving them means new plumbing, gas or electrical runs, and every run that moves adds work behind the walls and under the floor.
Cabinets
Stock boxes come in standard sizes, semi custom lines add sizes and finishes, and custom cabinets are built to the room. How many cabinets you need, and how many are drawers, matters as much as the door style.
Counters and finishes
Counter material and edge, backsplash tile, flooring, sink, faucet, lighting and appliances. Each comes in a range of grades, and your estimate lists the ones you picked so you can trade one up and another down.
Structure and permits
A wall that comes out, a beam, a new window, and the permits and inspections that go with them. Older homes can also hide dated wiring or pipe behind the walls; anything that has to change is priced in writing before that work goes ahead.
Three habits keep a kitchen budget where you set it. Leave the sink on the wall it is on unless moving it solves a real problem. Choose every finish before the build starts, because a change after cabinets or counters are ordered costs both money and weeks. And keep the scope in one written estimate, so the price you approve is the price you pay unless you change the plan.

Permits come from the city the house is in, and each has its own portal and inspection schedule. In Seattle, building and electrical permits come from the Seattle Department of Construction and Inspections, and plumbing permits from Public Health, Seattle and King County. In Bellevue they come from Development Services. We work with each one, so the permit plan in your estimate matches your address.

Kitchen remodeling questions
How long does a kitchen remodel take?
The kitchens on our project pages took 4 to 8 weeks on site: 4 weeks in Renton, 6 weeks in Redmond and Edmonds, and 8 weeks in Lynnwood, Shoreline, Monroe, Snohomish and Seattle. Do I need a permit to remodel my kitchen in Seattle?
Often yes. Under the 2021 Seattle Residential Code, installing kitchen cabinets and other surface finishes over existing walls needs no building permit (R105.2), but separate plumbing, electrical and mechanical permits may still be required (R105.3). Removing or moving a loadbearing wall needs a building permit, and in Seattle, plumbing and gas piping permits are issued by Public Health, Seattle and King County. What is the most expensive part of a kitchen remodel?
It depends on which of the four cost drivers your project touches. In a kitchen that keeps its layout, cabinets, counters and appliances make up most of the price. Once walls, plumbing or wiring move, the structural and trade work can outweigh any single material. Can we live at home during the remodel?
Usually, yes. The kitchen itself is out of use while it is being built, so plan a temporary kitchen in another room with the refrigerator, a microwave and a small counter. We agree working hours and the path the crew uses through the house before the build starts, and your project manager tells you ahead of any day the water or power has to be off.
