What an Issaquah kitchen remodel has to account for
-
The Issaquah rule
One city permit covers the room and the pipes
Issaquah requires a remodel permit for every interior remodel of a single family house or duplex, applied for online through MyBuildingPermit.com. The plumbing and mechanical work is permitted inside that same building permit. The city asks for a fixture schedule whenever fixtures are added or altered, and any structural element being removed or changed has to be marked on the floor plan.
What we doOur drawings show every sink, dishwasher, gas appliance and wall change, so the city reviews one complete package.

The Issaquah rule
Electrical is a state permit
The City of Issaquah does not issue electrical permits. That work is reviewed, permitted and inspected by the Washington State Department of Labor and Industries, and the city requires any contractor working inside its limits to hold a City of Issaquah business license.
What we doWe pull the L&I permit for the kitchen's circuits and lighting and time the state inspection around the city's own inspections.

The Issaquah rule
Most homes here share walls
Half of Issaquah homes are in buildings with two or more units, and another 15 percent are attached houses such as townhomes (US Census Bureau, ACS 2020 to 2024). In a condominium, Washington law lets an owner alter the unit when the work does not affect the structure or the mechanical or electrical systems, subject to the association's declaration (RCW 64.34.240, RCW 64.90.255).
What we doWe get the association's alteration rules and approval steps before the design is drawn, so the plan fits them from the start.
Issaquah's housing is young: the median home was built in 2002, and 57 percent of homes date from 2000 or later (US Census Bureau, ACS 2020 to 2024). Whatever the age of the house, the permit path turns on what the new layout moves: walls, fixtures or circuits.
Kitchen work we take on in Issaquah
Design, trades and permits sit with one team, so there is nothing left for you to coordinate.
Layout changes
A sink moved to a new island, a pass through closed off, or the wall between kitchen and dining room taken out, drawn so the city can review the structure.
Cabinets and surfaces
Shaker, flat panel or custom cabinetry, quartz and natural stone counters, backsplash tile, flooring and under cabinet lighting, previewed in 3D before you order.
Trades and inspections
Plumbing for relocated fixtures, gas for a new range, dedicated appliance circuits, and the city and L&I inspections that go with them.

Questions about kitchen remodeling in Issaquah
Do I need a permit to remodel a kitchen in Issaquah?
In most cases, yes. The City of Issaquah requires a remodel permit for interior remodels of single family houses and duplexes, and the plumbing and mechanical work is permitted as part of it. Electrical work gets its own permit from Washington State L&I. Homes in Klahanie are under the City of Sammamish and homes in Mirrormont under King County, so their permits come from those offices. How long does a kitchen remodel take in Issaquah?
A kitchen and laundry room we rebuilt as one project in Burien took about 10 weeks of construction, April 11 to June 22, 2022. Your own schedule depends mostly on the scope your remodel permit covers. Issaquah includes the plumbing and mechanical work in that one permit, the plans must show any structural elements being removed or altered, and electrical work adds a separate permit from Washington State L&I. Design and the city's permit review happen before construction, and a complete first submittal keeps the review rounds down. More in How Long Does a Remodel Take in Seattle and Bellevue?
Can I remodel my condo or townhome kitchen in Issaquah?
Yes, with your association on board. Washington condominium law allows an owner to alter the unit if the work leaves the structure and the building's mechanical and electrical systems unaffected, and the declaration and rules can set further conditions. We collect those documents first and design within them.
How do I get a price for an Issaquah kitchen remodel?
