What Kirkland code means for your kitchen

  1. The Kirkland rule

Any wall change needs a permit

Kirkland treats new cabinets, countertops, tile and paint as finish work that needs no building permit. Adding, removing or relocating a wall does, whether it carries load or not, and so does taking out or hanging drywall. Most kitchen openings start with one of those.

    What we do

At design we tell you whether your plan stays finish only or needs a building permit, so the schedule is honest from day one.

  2. The Kirkland rule

Same spot is exempt, a new spot is not

A dishwasher, oven or sink replaced in the same location is exempt in Kirkland, as long as no gas line, plumbing line or electrical circuit is changed. Relocating a sink, extending a circuit or running gas to a new range each needs its own permit.

    What we do

Your plan marks every fixture that moves, and we file the plumbing, electrical and mechanical permits those moves require.

  3. The Kirkland rule

Shoreline and slope lots lose the exemptions

The city says its permit exemptions do not apply in flood hazard, wetland, steep slope, shoreline or other critical areas. On those lots even work that would be exempt elsewhere in town can need a permit.

    What we do

We run the city parcel report for your address before calling any part of the job exempt.

More than a third of Kirkland homes (37.3 percent) were built in the 1960s and 1970s, and the median year built is 1984 (US Census Bureau, ACS 2020 to 2024). Opening one of those kitchens to the living space means moving a wall, and in Kirkland any wall that moves needs a permit, load bearing or not.

Overall, we had a great time with Volcano Builders. There were a few small delays, but they were clear in their communication and kept things moving. The last kitchen remodel turned out great, and the quality seems like it will last for a long time.

I recently hired Bar from Volcano Builders to remodel my bathroom. Overall, the experience was satisfactory. Bar was professional and communicated well throughout the project. The work was completed on time and within budget. The quality of the remodel met my expectations, though there were a few minor details that could have been improved. I would recommend Bar for anyone looking for a reliable contractor for bathroom renovations.

Process

Your Kirkland kitchen, step by step

Three steps, one team, and a written price before anyone picks up a tool.

  1. Consultation

A designer visits, takes measurements and asks what bothers you about the room today, how you cook and what you want to spend.

  2. Design, price and permit

You approve a 3D layout and a written, itemized price, then we submit the permits to Kirkland Development Services on MyBuildingPermit.com.

  3. Build and hand over

Your project manager keeps the trades in order, meets the city inspectors on site and checks every drawer and outlet with you at the end.

Questions

Kirkland kitchen remodel FAQ

Who issues kitchen remodel permits in Kirkland?

The City of Kirkland issues all of them: building, plumbing, electrical and mechanical, including gas piping. Applications go through MyBuildingPermit.com, and city inspectors do the inspections. Electrical work in Kirkland is not permitted through Washington L&I, and plumbing is not handled by Public Health Seattle and King County. More in Kitchen Remodeling Across the Greater Seattle Area

How long will my Kirkland kitchen remodel take?

A kitchen and laundry room we rebuilt as one project in Burien took about 10 weeks of construction, April 11 to June 22, 2022. Your own schedule depends mostly on what your layout changes. In Kirkland, new cabinets and countertops and like in kind appliance swaps in the same spot need no permit, while moving or removing a wall, altering a circuit or changing gas piping does, and those exemptions do not apply on shoreline, steep slope or other critical area lots. Design and any city permit review come before construction. More in How Long Does a Remodel Take in Seattle and Bellevue?

Can I redo the kitchen in my Kirkland condo?

In most cases, yes. More than a third of Kirkland homes are in buildings with five or more units. State condominium law lets an owner alter a unit when the work does not affect the structure or the building's mechanical or electrical systems, subject to the declaration (RCW 64.34.240, RCW 64.90.255). We check your association's rules before design.

How do I get a price for my kitchen?

Request a consultation using the form below. After we measure and agree on the layout and finishes, you receive a written price broken down line by line, before any work is scheduled. Background reading: How Much Does a Kitchen Remodel Cost?
