Three rules that shape a Medina kitchen remodel

  1. The Medina rule

    Finishes alone skip the building permit

    Medina's building code (MMC 16.40.050) exempts cabinets, counter tops, tiling, finished flooring, trim and paint from a building permit when the work needs no inspection. Taking out a wall or widening an opening is not on that list, so it goes to Medina Development Services as a building permit, filed through the city's online portal.

    We sort your scope into exempt finish work and permitted work, then send the city one complete application, because Medina returns incomplete ones.

  2. The Medina rule

    The city issues plumbing and gas permits

    Medina requires a plumbing permit for plumbing work, including the fixtures and appliances connected to it, and a gas permit for any added or altered gas line, such as one run to a new range. These come from the city, not from Public Health Seattle and King County, which covers only Seattle, Clyde Hill and unincorporated King County.

    Each sink, dishwasher and gas appliance that moves is marked on your plan, and we pull the matching city permits before the pipes are roughed in.

  3. The Medina rule

    Wiring is permitted and inspected by the state

    Medina is not one of the cities that runs its own electrical program on the Washington Department of Labor and Industries list. The electrical permit for a kitchen's new circuits and lighting therefore comes from L&I, and an L&I inspector signs off the wiring.

    What we do

    We line up the L&I electrical inspection with the city's inspections so no wall is closed before both have passed it.

Nearly every home in Medina is a detached single family house (1,074 of 1,090), and the median one was built in 1973 (US Census Bureau, ACS 2020 to 2024). In kitchens of that age we check the wiring and plumbing before the design is final.

Do I need a permit to remodel my kitchen in Medina?

It depends on the scope. New cabinets, counter tops, tile and finished flooring are exempt from a Medina building permit, but removing a wall is not.
