What does it cost to replace carpet with a new floor?

These are the starting prices published on Flooring Installation Across the Greater Seattle Area. Each price covers the floor that replaces the carpet, from removal to the last piece of trim. Basic is luxury vinyl plank, Mid-Range is engineered wood or tile, and Luxury is site-finished hardwood or stone.

Every tier includes taking out the old floor and hauling it away, subfloor prep and leveling, underlayment, new baseboard and transitions, moving the furniture and cleanup.

How is carpet replacement priced by the square foot?

We price by floor area band, not by a single square foot rate. The table above has three bands: up to 400 sq ft, 400 to 1,000 sq ft, and 1,000 sq ft and up. After we measure, the written estimate lists removal, subfloor work, the new floor, trim and transitions, so you see what each part costs.

We do lay carpet inside larger remodels. On an attic bonus room we finished in 2021, new gray carpet went on the floor and the stairs. That job cost about $35,000 in total. The price covered the whole attic, from insulation and drywall to the lights, so it says nothing about carpet alone.

If you want carpet again, we price it the same way, in writing after we measure.

What have our own floor replacement jobs cost?

Two finished floor jobs from our flooring page show where real projects land. Carpet came out of the first one:

• Log Home Plank Flooring and Stair Remodel, completed 2022: about $25,000. Worn carpet came out of the great room, the halls and the upstairs rooms. A wood-look plank went down in long runs, a lighter gray plank went into the kitchen, and both stair flights got new treads and risers to match.

Both prices are from the year each job was completed. Material and labor costs have risen since, which is why our starting prices are higher.

What adds to the cost of replacing carpet?

Four things set most of the price, and a written estimate should show each on its own line:

• Area and layout. The floor area sets how much material you buy. Closets, hallways, angled walls and stairs take more cuts than open rooms.
• Removal. Pulling carpet is quick. Chipping out old tile or scraping glued vinyl found under it is not.
• Subfloor. Soft plywood, dips and a damp slab have to be fixed before the new floor goes down.
• Trim, stairs and transitions. Baseboard, shoe molding, stair treads, thresholds and moving appliances out and back.

Some work is not in our starting prices: subfloor replacement beyond minor repairs, moisture mitigation on slabs, asbestos tile abatement, moving pianos and safes, and material upgrades beyond the allowance. We price these in writing if your rooms need them. In an older home, old vinyl or its adhesive under the carpet may need an asbestos test before it is disturbed.

Should you replace carpet with carpet or a hard floor?

Carpet is soft and quiet, which is why people still choose it for bedrooms and stairs. It also holds stains and pet hair, which is one of the reasons homeowners call us about their floors.

Luxury vinyl plank handles water and pets and costs less than hardwood. Hardwood can be refinished for decades. Engineered wood sits between the two. Where water is likely, such as a kitchen, a bathroom or a basement, choose porcelain or ceramic tile or a waterproof vinyl plank.

How long does it take to replace carpet with a new floor?

The days on site are in the price table above. Site-finished hardwood adds drying time.

You can usually stay home while we lay vinyl plank or engineered wood. Site-finished hardwood needs the area clear while the finish cures. We agree the order of rooms with you, so you can live in the rest of the house.

Do you need a permit to replace carpet in Seattle?

Usually not for the floor itself. The 2021 Seattle Residential Code exempts surface finishes over existing wall and ceiling systems from a building permit (Section R105.2). A permit comes in when the job goes further, such as repairing floor joists, moving plumbing or wiring a heated floor. In Seattle, the Seattle Department of Construction and Inspections issues building and electrical permits, and if your project needs one, we file it.

Condos add one more step. Many condo associations set rules for hard floors and sound underlayment, so we ask for yours before we order material. Ask the association before you choose a material.

How can you keep the cost of new floors down?

Three habits keep a flooring budget where you set it:

• Run one floor through connected rooms instead of changing material at each doorway. That saves transitions and cutting.
• Order a few spare boxes from the same production lot, so a damaged plank can be matched years later.
• Settle the subfloor plan before the old floor comes up, so it is on your written estimate as its own line.

Compare quotes line by line. A low number that leaves out removal, subfloor work or stairs goes up once those lines are added.
