Condo Wood Floor Installation in Seattle, WA

This Seattle condo living room was stripped to its concrete slab in September 2022 and given a new wide plank wood floor by December, as a change order on the same job that opened up the kitchen. The rustic planks run the full depth of the room to the floor-to-ceiling windows and balcony doors, and the room was back in use by March 2023.

The project

How this condo floor came together

The goal

The condo was already getting a new kitchen. Partway through, the owner added the living room floor to the job, so the main room would match the quality of the new kitchen beside it.

The challenge

The living room is a large open space on a concrete slab, bounded by floor-to-ceiling windows and balcony doors. The old floor had to come off the slab completely, and the new planks had to run cleanly to the glass, to the kitchen edge and around the room.

The solution

The change order was written into the job alongside the electrical work. The old flooring came up in September 2022, leaving bare concrete across the room. The new wide plank floor was laid in long runs toward the windows, so the planks point at the view. The kitchen kept its original stone tile, so the wood stops at the kitchen edge.

The result

By December 2022 the floor was down, and by March 2023 the room was furnished and in use. The knotted, wide planks give the condo a warmer surface than the slab and old flooring did, and they carry the eye straight out to the balcony.

Questions

Questions about this project

Can a wood floor go over a concrete slab in a condo?

Yes. In this Seattle condo the old flooring came off the slab and the new wide plank floor went down over the concrete. The right product and underlayment depend on the building and its rules, which we check before ordering.

Can a floor be added in the middle of another remodel?

Yes. This floor was added as a written change order while the kitchen was being rebuilt, so the same project team handled both and the wood stops neatly at the kitchen tile.

Why does the wood floor stop at the kitchen?

The owner kept the custom gray stone tile in the kitchen. The new wood runs through the living and dining area and meets the stone at the edge of the kitchen, so each room keeps its own floor.

How long did the floor take?

The room was down to bare concrete in late September 2022, and the new floor was in by early December 2022, while the kitchen work went on next door.

How much did this project cost?

About $5,000. Every project is priced in writing, line by line, for your home.

How do I get a price for a floor like this one?

Book a consultation. We measure the rooms, check the subfloor and send a written, itemized price before work starts. For what moves the price of a remodel, read the Remodeling Pricing Guide for the Greater Seattle Area.
