Why homeowners call us

A backyard you can use in every season

Most patio calls we get in Seattle and on the Eastside start with one of these.

The yard turns to mud from fall to spring

Grass by the back door wears through, the ground stays wet for months, and every trip outside ends with shoes on the mat. A patio gives you a firm, level surface right where the foot traffic is.

The old patio is uneven, mossy or slick

Settled pavers, heaved slabs and joints full of moss make a patio you step around instead of sitting on. Usually the cause is underneath: a thin base or water that never had a way out.

There is space outside but no room to live in it

A narrow side yard, a slope, or a lawn nobody uses. With the right footprint and a place for a table, a grill or a cover, the same ground becomes an outdoor room that works for dinner as well as a weekend.

What we do

Patio work we build

Each patio is planned as a whole: the ground under it, the surface on top, the way you walk to it, and where the water goes when it rains.

Paver patios

Concrete pavers or large square slabs laid on a compacted gravel base. In the Seattle backyard shown here, the pavers went down on the base first and the artificial turf was fitted around them.

Paths and side yards

A patio needs a way to reach it. The Seattle job added a concrete walkway along the side of the house, so the route from the street to the back gate stays dry.

Drainage and grade

The surface is pitched away from the house, and where the soil holds water the base and the drains are part of the plan. The Seattle project page lists drainage as part of the job.

Process

How your patio gets built

Three steps, one team, and a written price before anyone picks up a tool.

  1. Walk the yard together

We stand where the patio will go, mark the footprint, and look at the slope, the soggy spots, the doors it connects to and how materials reach the back yard.

  2. Plan, price and permits

You choose the surface and any cover, and get a written price that lists excavation, base, drainage, surface and structure. We check which Seattle or Bellevue permits the plan needs.

  3. Build and walk it

We dig, set the base and the drainage, lay or pour the surface, build any cover, and walk the finished patio with you before we leave.

Cost

What sets the price of a patio

A patio price comes down to four things. Your estimate shows each one on its own line, so you can see which choice moves the total.

Footprint and shape

Square footage sets the amount of base and surface. Curves, steps and levels take more cutting and more labor than a simple rectangle.

Ground and water

Clay that holds water, a slope toward the house or roots in the way mean deeper digging, more gravel and sometimes drains. It is the part you never see, and the part that keeps the patio flat.

Surface material

Poured concrete, concrete pavers and large format slabs differ in material and in labor. Pavers take longer to lay, and a damaged one can be lifted out and replaced.

Cover, access and permits

A roof over the patio adds posts, footings and framing. Tight side yards mean materials move by hand, and a large paving area or a cover tied into the house can bring a permit.

Settle the size before the digging starts. Moving an edge after the base is compacted means digging again. If a cover may come later, say so at the start, so the footings can be planned now instead of cut through the finished surface.

Service area

Patios across Greater Seattle

Our main office is in Bellevue, and we build patios in Seattle, on the Eastside and across King and Snohomish counties. Our featured patio job is a backyard in Seattle.

Permit rules follow the city the house is in. In Seattle, a patio slab on the ground usually needs no permit, but adding or replacing 750 square feet or more of paving, pavers included, needs a grading permit, and a retaining wall over 4 feet or on a lot with an environmentally critical area needs a construction permit. We check the rules for your address before we price the work.

Warranty

Our workmanship warranty

  • 2 years standard. Our installation and labor are covered for 2 years from substantial completion.
  • Up to 5 years. You can extend the workmanship coverage up to 5 years for an added charge, set in your contract.
  • Not transferable. Coverage stays with the homeowner who signed the contract and does not pass to a new owner.
  • Materials. Materials, finish materials included, carry the manufacturer's or supplier's warranty, and we help you file a claim.

Questions

Patio questions

Do I need a permit to build a patio in Seattle?

Usually not for the patio itself. The Seattle permit guide lists patio and concrete slabs on the ground among projects that usually need no permit. Two things change that: adding or replacing 750 square feet or more of paving, which counts pavers, needs a grading permit, and any work on the house structure needs a building permit. We tell you which applies before you sign.

Does a patio cover or pergola need a permit?

It depends on how it is built. Seattle exempts arbors and other open framed landscape structures up to 120 square feet. A roofed cover attached to the house is work on the building envelope, so plan on a permit. Our guide on how to build a covered patio attached to your house walks through the design choices.

Pavers or poured concrete for a patio in the Greater Seattle area?

Both work in our climate when the base and drainage are right. Pavers suit patios where you want a laid stone look and the option to lift and reset a piece later. A poured slab is one continuous surface and suits simple shapes and hot tub pads. For driveways and other flatwork, see our concrete contractors page.

How long does a patio take to build?

It depends mostly on the size and whether it needs a permit. A patio on grade usually needs no permit in Seattle, but adding or replacing 750 square feet or more of paving needs a grading permit, and a roofed cover attached to the house needs a building permit. Your written estimate gives the schedule for your plan. For a finished example, see the Seattle backyard remodel on our portfolio, with a paver patio, turf, a side walkway and fencing.

Can you build a patio next to a retaining wall or on a slope?

Yes, with planning. In Seattle a retaining wall 4 feet or lower, measured from the bottom of the footing, on a lot with no environmentally critical area, needs no construction permit; a taller wall does. Drainage behind a wall that connects to a side sewer needs a side sewer permit. We look at the slope with you before we design anything.

How do I get a price for a patio?

Book a consultation. We walk the yard, measure the footprint and check the ground and the drainage, then send a written, itemized price. Browse the patio remodeling portfolio while you plan.
