What sets the permits for a kitchen in Bothell

  1. The Bothell rule

Finishes are exempt, walls are not

The Bothell Municipal Code lets cabinets, countertops, tile, paint and similar finish work go ahead without a building permit (BMC 20.02.095). Taking out a wall, cutting a bigger window or adding floor area is an alteration, filed on the city's single family remodel application.

    What we do

We sort your wish list into finish work and permitted work, so the drawings show what the city will review.

  2. The Bothell rule

The city issues plumbing, the state issues electrical

Plumbing permits come from the City of Bothell, which counts kitchen sinks and dishwashers fixture by fixture. A new sink where the old one stood needs no permit if no pipes or valves are replaced or rearranged. Electrical permits come from Washington L&I, not the city, and the electrical contractor buys its own.

    What we do

Every moved or added fixture goes on the city's fixture list, and our electrician pulls the L&I permit for new circuits and relocated appliances.

  3. The Bothell rule

Shared buildings have their own rules

A third of Bothell homes (33.8 percent) sit in buildings with two or more units, and 5.7 percent more are attached houses. In a condominium, Washington law lets an owner change the inside of a unit if the work leaves the structure and the building's mechanical and electrical systems unaffected, subject to the declaration (RCW 64.34.240, RCW 64.90.255).

    What we do

We get your association's alteration rules before design and give the board the plans it asks for.

The median Bothell home was built in 1992, and 26.9 percent predate 1980 (US Census Bureau, ACS 2020 to 2024). For those older kitchens the city's remodel checklist calls for a Puget Sound Clean Air Agency asbestos notice where it applies, so we check before demolition.

Overall, we had a great time with Volcano Builders. There were a few small delays, but they were clear in their communication and kept things moving. The last kitchen remodel turned out great, and the quality seems like it will last for a long time.

Process

Your Bothell kitchen remodel, step by step

A designer visits, measures the room and asks how you cook, store food and gather.

  2. Design, price and permit

You review the layout in 3D and approve a line by line written price. We submit the plans to the City of Bothell through MyBuildingPermit, and our electrician buys the L&I permit.

  3. Build and hand over

Your project manager keeps every trade on schedule, meets the city and L&I inspectors, and closes the punch list with you.

Questions

Bothell kitchen questions

Do I need a permit to remodel my kitchen in Bothell?

It depends on what changes. New cabinets, counters, tile and paint need no building permit under Bothell's code, and a straight sink swap that leaves the pipes alone needs no plumbing permit. Removing a wall, rerouting drains or water lines, or adding circuits does. Building and plumbing permits come from the City of Bothell whichever county your home is in, and electrical permits come from L&I. More in Do You Need a Permit to Remodel a Kitchen?

How long does a kitchen remodel take in Bothell?

Our published kitchens closest to Bothell took 8 weeks on site in Lynnwood and Shoreline and 6 weeks in Edmonds. Design and ordering come first, and a layout that needs a building permit adds the city's review time before work can start. More in How Long Does a Remodel Take in Seattle and Bellevue?

Can I remodel a condo or townhome kitchen in Bothell?

Yes, inside the limits your association sets. State condominium law allows changes within a unit that leave the structure and shared mechanical and electrical systems unaffected, and the declaration can add conditions. We read those documents first.
