Floors that show their age every day

Homeowners usually call us about their floors for one of three reasons.

The floor is worn out

Carpet that holds stains and pet hair, sheet vinyl lifting at the seams, wood sanded so many times there is little left to sand.

Every room has a different floor

Many houses around Seattle were updated one room at a time: carpet in the living room, vinyl in the kitchen, tile at the entry. The result is a threshold strip at every doorway and a house that never reads as one home.

It has to be done right once

A new floor laid over a soft, uneven or damp subfloor squeaks, gaps and lifts, and fixing it means tearing out the new material. Whoever quotes your floor should look at what is underneath before pricing the part you can see.

What we do

Flooring we install

The same crew removes the old floor, prepares the subfloor, lays the new material and finishes the trim, so nothing waits between a demolition crew and an installer.

Laminate and vinyl plank

Four of the five flooring projects shown below are laminate: two in Seattle, one in Renton and one in Edmonds. Laminate and luxury vinyl plank click together as a floating floor over an underlayment, and waterproof vinyl plank can run through a kitchen or basement.

Tile

Ceramic and porcelain tile for entries, kitchens, baths and laundry rooms, set on a flat, stiff base with the layout started from the center of the room so cut tiles land at the edges.

Hardwood

Solid and engineered hardwood, nailed, glued or floated to suit the product and the subfloor. Wood has to sit in the house before it goes down, for as long as its manufacturer specifies, and we build that time into the schedule.

Subfloor repair and leveling

Once the old floor is up we screw down squeaks, replace soft or water damaged plywood and fill dips with patch or self leveling underlayment. On a concrete slab we check for moisture before any plank or wood goes down.

Stairs, trim and transitions

Stair treads and nosing to match the new floor, new baseboard or shoe molding, and transition strips or flush thresholds where one floor meets another.

Flooring is often one line in a larger project: a kitchen, a bathroom, a finished basement or a whole house. We lay it after the messy trades, so it goes down once.

Process

How your flooring project works

Three steps, one team, and a written price before anyone picks up a tool.

  1. Consultation and measure

    We visit, measure every room, check what is under the current floor where we can see it and talk through how the rooms are used: children, pets, water and sun.

  2. Material, price and schedule

    You pick the material and color. We send an itemized, written price for removal, subfloor work, the new floor, trim and transitions, with a start date and the days on site.

  3. Install and walk through

    We protect the rest of the house, take out the old floor, prepare the subfloor and install, then walk the finished rooms with you before we leave.

Cost

What drives the cost of new flooring in Seattle

Four things set most of the price of a flooring job. Your written estimate prices each one on its own line, so you can compare materials and change a choice before anything is ordered.

Area and layout

The floor area sets how much material you buy, and the layout sets the waste. Closets, hallways, angled walls and stairs take more cuts than open rooms.

Material

Laminate, vinyl plank, tile and hardwood each come in a wide range of grades. Tile and nailed hardwood take more labor per room than a click together floating floor, and the estimate shows that difference.

Removal and subfloor

Pulling carpet is quick; chipping out old tile or scraping glued vinyl is not. Soft plywood, dips and a damp slab have to be fixed before the new floor goes down, and that work is priced in writing before it starts.

Trim, stairs and transitions

Baseboard, shoe molding, stair treads, thresholds, and moving appliances out and back. Small on their own, they add up across a whole floor.

Three habits keep a flooring budget where you set it. Run one floor through connected rooms instead of changing material at each doorway, which saves transitions and cutting. Order a few spare boxes from the same production lot, so a damaged plank can be matched years later. And settle the subfloor plan before the old floor comes up, so the price you approve is the price you pay unless you change the plan.

Flooring installation across Greater Seattle

Our main office is in Bellevue, and we install floors in houses and condos across King and Snohomish counties, from Seattle and the Eastside north to Edmonds and Monroe and south to Renton.

A new floor on its own rarely needs a permit, but the work around it can. In Seattle, building and electrical permits come from the Seattle Department of Construction and Inspections; in Bellevue, from Development Services. Many condo associations also set rules for hard floors and sound underlayment, so we ask for yours before we order material.

Flooring installation questions

How long does flooring installation take?

The flooring jobs on our project pages took 5 to 7 days on site: 5 days in one Seattle home, and 7 days in another Seattle home and in Renton, Monroe and Edmonds. Do I need a permit to replace flooring in Seattle?

Usually not for the floor itself. The 2021 Seattle Residential Code exempts tiling and similar finish work from a building permit (R105.2). A permit comes in when the job goes further, such as repairing floor joists, moving plumbing or wiring a heated floor, and in Seattle the Seattle Department of Construction and Inspections issues building and electrical permits. If your project needs one, we file it.

Which flooring suits a kitchen, bathroom or basement?

Where water is likely, choose a floor made for it: porcelain or ceramic tile, or a waterproof vinyl plank. Laminate and hardwood suit bedrooms, living rooms and hallways; check the rating the manufacturer gives before using either in a wet room. Can new flooring go over the old floor?

Sometimes. A floating floor can go over flat, well bonded vinyl or tile if the added height still works at doors, cabinets and appliances. Carpet always comes out, and anything loose, soft or uneven comes up so the new floor has a solid base. We decide at the consultation.

What if my old flooring contains asbestos?

The U.S. EPA lists vinyl floor tiles, the backing on vinyl sheet flooring and flooring adhesives among the places asbestos may be found. In the Puget Sound region, material that may contain asbestos has to be identified before a renovation disturbs it, then avoided, encapsulated or removed under Puget Sound Clean Air Agency rules. In an older home we plan that testing before the old floor comes up.
