Spotted mold at home? Start here
Leave the patch alone, cut off its water, and let us see it.
- Hands off the patch. Skip bleach, sanding and fresh paint: the Department of Health says paint over mold peels.
- Shut off what feeds it. Close the valve under a dripping fixture, or the main valve for a leak inside a wall.
- Switch off forced air if the ducts are suspect. EPA advises against running a heating or cooling system you think is contaminated.
- Follow your nose. A musty smell with nothing visible can mean growth behind wallpaper, inside a wall or under carpet.
- Phone us. Tell us the room and whether you rent or own, and we book the visit.
The Washington Department of Health treats patches under about 10 square feet as a homeowner job, and hidden or sewage-touched growth as work for a professional.
Bellevue rules that shape a mold job
-
The Bellevue rule
Cutting into a wall is not an ordinary repair
Bellevue City Code 23.05.090 lets ordinary repairs go ahead with no application, but it says those repairs exclude cutting away any wall, partition or part of one, and any cutting of a beam or load-bearing support. Painting, tiling, carpeting, cabinets and similar finish work are exempt.
What we doWhen moldy drywall or framing has to come out, we list that part of the scope as permitted work and apply to the City of Bellevue before the cut.
-
The Puget Sound rule
Nearly half of Bellevue homes predate 1980
About 47% of Bellevue housing units were built before 1980, and the median year built is 1982 (U.S. Census Bureau, ACS 2020-2024). The Puget Sound Clean Air Agency, whose area includes King County, requires suspect materials to be identified before renovation, and it says no construction date rules asbestos out.
What we doOlder homes may need an asbestos survey before tear-out. A certified abatement contractor handles any asbestos; we never remove it ourselves.
-
The state rule
Washington has no mold certification
According to the state Department of Health, Washington sets no specific certification requirements for mold or water damage restoration. It advises hiring someone licensed, bonded and insured.
What we doYou can look up our L&I registration, VOLCABI792C6, with its bond and insurance status on the L&I Verify tool.
The same section's emergency provision covers equipment repairs only, with the permit application due the next working business day.
Mold work in Bellevue, start to finish
One contractor from the first reading to the last coat of paint.
Readings and a written scope
We meter the drywall and framing around the growth and write down what comes out, what needs a Bellevue permit and whether an asbestos survey comes first.
Containment and tear-out
Plastic sheeting seals the room, crews wear protective gear, and moldy drywall, insulation or carpet is bagged inside.
Drying and the rebuild
Equipment runs until the framing reads dry, then we close the walls and finish the room.

How a Bellevue mold job runs
The permit and the asbestos question are answered on paper before anyone cuts drywall.
-
Visit and meter
We photograph the growth, meter the walls and floor around it, and find the leak or cold surface keeping it wet.
-
Paper first
Wall openings go to the City of Bellevue for a permit, and an older house gets an asbestos survey or presumed handling first.
-
Seal and open up
The room is sealed off, then affected porous materials come out past the visible edge. EPA notes the back of wallboard can be covered while the front looks fine.
-
Fix the source and dry
A licensed plumber repairs any pipe, and equipment runs until the framing reads dry. EPA says remediation is not finished until the water problem is fixed.
-
Close up
Insulation, drywall, paint and flooring go back to match the rest of the house.
Homeowners on working with us
I had an amazing experience with Volcano Builders! Bar was incredibly kind, communicative, and made the whole process smooth. We completely redid the bathroom, new flooring, vanity, tub, and wall tiles, and it turned out fantastic. I'm so happy with their work that I'm already planning my second bathroom and hopefully the kitchen too. Highly recommend them to anyone looking for quality work and great service!

Volcano builders did a phenomenal job on my bathroom remodel. They exceeded my expectations on many levels. Their designer helped me pick out all the tile and bathroom accessories to make sure everything matched in style. Communication was great and response time very fast whenever I had questions for them. They estimated the project would take 5-6 weeks but finished in 4 weeks! Excellent job! Loooooove my new bathroom! Including pics of the Before⦠and the After!
Mold remediation in Bellevue: questions
Do I need a permit to remove moldy drywall in Bellevue?
Usually, yes, once a wall has to be cut open. Bellevue City Code 23.05.090 excludes cutting away any wall or partition from the ordinary repairs that need no application. Repainting and re-carpeting are exempt finish work.
Who issues plumbing and electrical permits in Bellevue?
The City of Bellevue issues both, not Public Health or L&I. Altering piping inside a wall, ceiling or floor needs a plumbing permit; swapping a like fixture in place does not.
Does insurance pay for mold remediation in Bellevue?
It depends on your policy, so check your policy or ask your insurer or agent. We document the damage with photos and moisture readings and provide a detailed estimate for your insurance company. The choice of contractor is yours.
Do I need mold testing before remediation?
Usually not when growth is visible: EPA says sampling is generally unnecessary then, and no federal mold limits exist. The readings that steer the job are moisture readings.
I rent in Bellevue. Who deals with the mold?
Talk to your landlord first. The Department of Health says that, generally, fixing leaks is the landlord's responsibility and reducing condensation is the renter's. For a rental or a condo, the Puget Sound Clean Air Agency also requires an AHERA certified inspector for any asbestos survey.
Can I stay in my Bellevue home during the work?
Often, yes, when the growth is confined to one room, which stays sealed until it is closed up. If you stay elsewhere, keep your receipts and ask your insurer what they need.
