Bellevue rules that shape a commercial reroof

  1. The Bellevue rule

    Roof noise has a clock

    Bellevue City Code 9.18.020 exempts construction noise from 7 a.m. to 8 p.m. on weekdays and from 8 a.m. to 6 p.m. on Saturdays that are not holidays. Sundays, holidays and other hours need a construction noise exemption from the city, tied to a permit, with written notice to adjacent owners and tenants two weeks ahead.

    What we do

    We book tear off, hoisting and cutting inside those hours, using weekday evenings or a Saturday when your tenants are away. If a rooftop unit lift has to happen outside them, we apply for the exemption and send the notices first.

  2. The energy code rule

    An opened roof cavity gets filled

    Bellevue's roofing guidance applies Washington energy code C503.1 to commercial reroofs: if insulation sits inside the roof cavity and the work exposes that cavity, it must be insulated to full depth at R-3 per inch or better, keeping an air gap below the sheathing where the roof is vented. A cavity left closed needs no new insulation.

  3. The Bellevue rule

    New rooftop units must be screened

    Outside Downtown, Land Use Code 20.20.525 applies whenever new mechanical equipment goes on an existing building: consolidate it on the roof and hide it behind a solid, nonreflective barrier at least as tall as the unit. Downtown applies its own section, 20.25A.130, with the same height test. The city can accept other screening when an existing roof cannot safely carry it.

    What we do

    When a reroof adds or moves a unit, we check the screening rule with your mechanical contractor before the curbs are set, then flash the curbs and screen supports into the new roof.

Bellevue's city gauge averaged 36.02 inches of rain a year from 1981 to 2013, with July and August the driest months on record (City of Bellevue Rainfall Analysis), so a full tear off is best sequenced into summer, one watertight section at a time.
