When a roof starts to cost you more than it protects
Roofing calls usually start with one of these three.
A stain on the ceiling after a storm
Most leaks start where the roof meets something else: a wall, a chimney, a skylight, a vent or a valley. Those are the places the code requires flashing, so that is where we look first.
A roof that has been covered once too often
A new layer over old shingles saves a tear off, but only once. When a roof already has two layers, or the old one is soaked or soft, the code rules out another layer and the roof has to come off to the deck.
A cover that was never really a roof
The Auburn carport in our gallery had translucent corrugated panels on an open frame. We replaced it with trusses, sheathing, shingles and skylights, a real roof that ties into the house.

Where the existing roof is dry, sound and a single layer, new shingles can go over it following the manufacturer instructions. We check each of those conditions before we offer it.
Flashing, skylights and chimneys
Metal flashing at every wall, change of slope and roof opening, with water diverted where an eave meets a sidewall. A chimney more than 30 inches wide gets a cricket behind it to split the water.
Carport and covered roofs
New roof framing over carports and covered areas: trusses, sheathing, shingles and skylights. The Auburn carport rebuild ran 4 weeks.

What sets the price of a roof in Seattle
Four things drive most of a roofing quote. Your written estimate prices each on its own line.
Repair, recover or tear off
A repair touches only the damaged area. A recover skips the tear off. A full replacement strips every layer to the deck, and the number of old layers adds labor and disposal.
What is under the shingles
Soft or rotted sheathing has to be replaced before new roofing goes on. In Seattle, replacing sheathing of any size also means a permit and an inspection.
Pitch and shape
Low slopes between 2:12 and 4:12 need a double layer of underlayment under shingles. Valleys, dormers, skylights and chimneys each add flashing work, and steep roofs need more safety setup.
The covering you choose
Asphalt shingles, metal and other coverings differ in price and weight. Shingles must carry a wind rating for Seattle's 98 mph design wind speed, and the framing has to carry whatever goes on it.

Roofing across Greater Seattle

Permits come from the city the house is in. In Seattle, the Seattle Department of Construction and Inspections does not require a permit to replace roofing in kind, but it does when sheathing is replaced or the structure changes. In Bellevue, permits come from Development Services. We check the rule for your address and file when one is needed.

Roofing questions
Do I need a permit to replace my roof in Seattle?
Not always. The 2021 Seattle Residential Code exempts a roof recover, and a roof replacement that makes no change to the building envelope other than insulation. A permit is required for structural changes and for replacing sheathing of any size, which a tear off often uncovers. The exemptions are in section R105.2 of the Seattle Residential Code, chapter 1. Can new shingles go over my old roof?
Sometimes. The code allows a recover when the new roofing follows the manufacturer instructions, but not when the roof already has two or more layers, when the old roof is water soaked or too deteriorated to hold another layer, or when it is slate, clay, cement or asbestos cement tile. A full replacement removes every layer down to the deck.
Should I repair or replace my roof?
It depends on the decking and the layers, not the age alone. When the leak is local and the sheathing is sound, a repair is enough: our roof repair in Seattle took 5 days on site. Can I put shingles on a low slope roof?
Only down to a slope of 2 units of rise in 12 of run. Between 2:12 and 4:12 the code requires a double layer of underlayment under the shingles. Flatter roofs need a different kind of covering.
