7 Tips for Replacing Your Roof in the Seattle Area

Replacing a roof in the Seattle area is a seven step job: get an inspection, know the price range, check what the price includes, hire a registered contractor, pick a material that suits the pitch, check the permit and plan the timing and prep. A replacement starts at $25,000+ for a small roof of 15 to 20 squares.

Prices come from our Cost of a Roof Replacement in the Greater Seattle Area guide, updated October 2026. To have your own roof inspected and priced in writing, Book a Consultation.

Tip 1: How do you know if your roof needs replacing or just a repair?

Have the roof inspected before you decide. Age alone does not settle it; the decking and the number of layers do. Most leaks start where the roof meets something else: a wall, a chimney, a skylight, a vent or a valley. A good inspection traces the leak to that spot.

When the leak is local and the sheathing is sound, a repair is enough. When shingles are failing across the whole roof, or the decking is soft, replacement is the safer spend. At our first visit we walk the roof and the attic where we can, count the layers and check the decking, flashing and pitch. What we find there decides between repair, a recover and a full tear off.

Tip 2: How much does a roof replacement cost in the Greater Seattle area?

A roof replacement in the Greater Seattle area starts at $25,000+ for a small roof of 15 to 20 squares and $35,000+ for a typical 20 to 30 square roof. A square is 100 sq ft of roof surface. Standing seam metal starts at $50,000+. These starting prices are from our roof replacement pricing guide, updated October 2026:

Tip 3: What should a roof replacement price include?

A full replacement price should list each part of the job on its own line, so two bids can be compared item by item. Our basic tier includes:

  • Full tear off to the decking.
  • Synthetic underlayment, with ice and water protection at the eaves and valleys.
  • New drip edge, pipe boots and step flashing.
  • Ridge vent and roof vents.
  • A magnet sweep for stray nails and full cleanup.

Some costs only show up once the old roof is off. Rotted decking is priced per sheet. Structural repairs, skylights, new gutters, a chimney rebuild and permit fees are priced separately. Steep pitch, valleys, dormers, a second layer of old shingles and a tight lot all raise the cost.

Tip 4: How do you choose a roofing contractor in Seattle?

Hire a registered contractor and get the price in writing. The Washington State Department of Labor and Industries Hiring a Contractor page (read October 2026) says to "Get at least 3 written bids and compare them carefully." It also says to "Verify the contractor has an active license" and to make sure the contractor is "bonded and insured for damages that may occur."

The same 2026 page says: "Get a written contract, and make sure you understand the terms." Compare the bids line by line: tear off, underlayment, flashing, vents and cleanup. For the full hiring checklist, read How to Find and Hire a Good Remodeling Contractor.

Tip 5: Which roofing material should you choose for a Seattle roof?

Choose by the pitch of the roof, the weight the framing can carry and how long you plan to stay. Architectural asphalt shingle is our basic tier, and our pricing guide lists it as the best fit for most Seattle area houses. Designer or impact rated shingle is the tier homeowners choose most. It costs more and adds an upgraded underlayment over the whole roof. Standing seam metal is our top tier. On a small roof, standing seam metal starts at $50,000+ and architectural shingle at $25,000+. Our pricing guide says metal lasts about twice as long and sheds moss and rain well in the Northwest.

Two limits apply to any material. Shingles must carry a wind rating for Seattle's 98 mph design wind speed. They also need a slope of at least 2 in 12, and between 2:12 and 4:12 the code requires a double layer of underlayment. Flatter roofs need a different covering.

Tip 6: Do you need a permit to replace a roof in Seattle?

Not always. The Seattle Department of Construction and Inspections does not require a permit to replace roofing in kind. It does require one for structural changes and for replacing sheathing of any size (2021 Seattle Residential Code R105.2, item 12), and a tear off can uncover rotted sheathing that has to be replaced. In Bellevue, permits come from Development Services, and other Eastside cities set their own rules. We check the rule for your address and file the permit when one is needed.

Tip 7: When should you replace your roof, and how do you prepare the house?

Late spring through early fall gives the most dry days in the Seattle area. We work year round and protect the house during wet weather. Most shingle roofs take 2 to 6 days on site. Metal takes 1 to 3 weeks, as the table above shows.

Prepare for tear off day the week before:

  • Trim branches that hang over the roof. Falling leaves collect in the valleys and gutters.
  • Plan the day for pets and small children. Tear off is loud, and a nervous dog is happier away from home.

What does a new roof by Volcano Builders in Auburn look like?

In Auburn in 2024, we replaced a flat carport roofed with translucent corrugated panels with a gable roof that ties into the house. It is a new roof built from the framing up, not a reroof. The new roof has open wood trusses, roof sheathing, asphalt shingles and skylights between the trusses, with the edge trimmed in white to match the house. The whole carport cost about $75,000.

Every roof follows the same three steps: inspection, a written line by line price with the permit included when needed, and one project manager who runs the tear off through the final walkthrough. See Roofing Contractors Across the Greater Seattle Area for what we take on. Frequently Asked Questions

Can new shingles go over my old roof?

Sometimes. The code allows a recover when the new roofing follows the manufacturer instructions. It does not allow one when the roof already has two or more layers, when the old roof is water soaked or too deteriorated to hold another layer, or when it is slate, clay, cement or asbestos cement tile.

What warranty comes with a new roof?

Every roof we build carries a 2-year workmanship warranty, extendable to 5 years for an added charge set in the contract. It stays with the homeowner who signed and does not pass to a new owner. Materials carry their manufacturer's warranty.

How many squares is a typical two story house roof?

A 2,000 sq ft two story house usually has 20 to 30 squares, depending on pitch and overhangs.
