Reasons to Upgrade Your Flooring: When to Replace Old Floors
Upgrading your flooring is worth it when the floor is worn past repair, has been soaked, holds allergens or changes at every doorway, or before you list the home. Around Seattle, a new floor from us starts at $10,000+ for one or two rooms, with removal, subfloor prep, trim and cleanup included.
This guide covers the signs, the floors we install for each room and what the work involves. For a written price on your own rooms, Book a Consultation.

What are the signs your floors need replacing?
These are the signs we see most often when homeowners call us, and what each one usually means.
A floor that moves, dips or lifts is a trip hazard. Fix it before someone catches a toe on a raised plank or a loose tile.
| Sign | What it usually means |
|---|---|
| Carpet with ripples, matted pile or stains that stay | The carpet and pad are worn out. Carpet always comes out before a new floor goes down. |
| Sheet vinyl lifting at the seams | The floor is worn out. In an older home, old vinyl and its adhesive may need an asbestos test before it is disturbed. |
| Wood sanded so many times there is little left to sand | The floor cannot take another sanding, so it is replaced. |
| Squeaks, soft spots or dips underfoot | The subfloor needs screws, new plywood or leveling before any new floor goes down. |
| Cracked or loose tile | New tile needs a flat, stiff base, so we check the base before tile is set. |
| Planks gapping or lifting | The floor was laid over a soft, uneven or damp subfloor. |

When does water damage mean the floor has to be replaced?
When water has soaked into the floor or the plywood under it, the floor usually comes up. The subfloor has to dry first, then we replace soft or water damaged plywood and lay the new floor. If the leak or flood is recent, start with Water Damage Restoration Across the Greater Seattle Area.
Carpet does not belong in a damp room. The American Lung Association's Carpets and Rugs page (updated 2024) says kitchens, bathrooms and entryways should have no carpet at all, because they are frequently damp and give mold a good place to grow.
Where water is likely, choose porcelain or ceramic tile or a waterproof vinyl plank. On a concrete slab, such as a basement, we check for moisture before any plank or wood goes down.

Can replacing carpet with hard flooring help with allergies?
It can reduce what your floor holds. The American Lung Association's Carpets and Rugs page (updated 2024) says: "Carpets and rugs may trap pollutants and allergens like dust mites, pet dander, cockroach allergens, particle pollution, lead, mold spores, pesticides, dirt and dust." It adds that high-pile carpets and "carpets older than 10 years, typically have higher levels of pollutants and allergens." Its advice is to choose hard-surfaced flooring instead of carpet where you can.
Vinyl plank, laminate, tile and wood have no pile to hold dust; clean each one the way its manufacturer specifies. Area rugs you can take outside or wash keep a room soft underfoot. For asthma or allergy questions about your own family, ask your doctor; we can tell you what each floor takes to keep clean.
Does new flooring help when you sell your home?
In the National Association of REALTORS 2025 Remodeling Impact Report, REALTORS said 46% of home buyers are less willing to compromise on the condition of the home when purchasing. The same 2025 report gave new wood flooring a Joy Score of 9.1 out of 10 from homeowners who did the project. It does not list flooring among its top cost recovery projects, so we make no claim about what a new floor adds to a sale price.
Our own Renton job shows a floor laid before a listing. In a Renton condo in 2024, we laid one luxury vinyl plank floor from the front door through every room. The floor cost about $15,000 within a whole condo remodel, and the finished unit was photographed for its listing on September 5, 2024. See Home Remodeling Contractors in Renton, WA for our work in that city.
Should you upgrade to one floor through every room?
Many houses around Seattle were updated one room at a time: carpet in the living room, vinyl in the kitchen, tile at the entry. The result is a threshold strip at every doorway and a house that never reads as one home.
One floor through connected rooms fixes that, and it also saves money. Fewer changes of material mean fewer transitions and less cutting. In the Renton condo, the same plank runs from a bedroom into the hall with no transition strip, and through the kitchen into the bathrooms. Tile and waterproof vinyl plank can both run from a kitchen into the rooms beside it, so a wet room does not have to break the floor.

Which flooring should you choose for each room?
Match the floor to the water, the traffic and the pets in each room. These are the floors we install and the rooms each one suits.
Hardwood has one extra step. Wood has to sit in the house before it goes down, for as long as its manufacturer specifies, and we build that time into the schedule. Before using laminate or hardwood near water, check the rating the manufacturer gives.
| Floor | Rooms it suits | What to know |
|---|---|---|
| Luxury vinyl plank | Kitchens, basements, whole condos, homes with pets | Handles water and pets and costs less than hardwood. Waterproof plank can run through a kitchen or basement. |
| Laminate | Bedrooms, living rooms, hallways | Clicks together as a floating floor over an underlayment. |
| Porcelain or ceramic tile | Bathrooms, laundry rooms, entries, kitchens | Set on a flat, stiff base, with the layout started from the center of the room. |
| Engineered wood | Living areas and bedrooms | Sits between vinyl plank and solid hardwood. |
| Solid hardwood | Living areas, bedrooms, stairs | Can be refinished for decades. Site-finished wood needs the area clear while the finish cures. |

How does a flooring upgrade work, and how long does it take?
We visit, measure every room and check what is under the current floor where we can see it. You pick the material and color, and we send an itemized, written price for removal, subfloor work, the new floor, trim and transitions, with a start date and the days on site. Then we protect the rest of the house, take out the old floor, prepare the subfloor, install and walk the finished rooms with you.
Time on site is 2 to 4 days for one or two rooms, 4 to 8 days for a main floor and 1.5 to 3 weeks for a whole house with stairs. You can usually stay home during vinyl plank or engineered wood work. Our main office is in Bellevue, and we install floors across King and Snohomish counties; see Flooring Installation Across the Greater Seattle Area and Home Remodeling Contractors in Seattle, WA.
Frequently Asked Questions
Can a new floor go over the old one?
Sometimes. A floating floor can go over flat, well bonded vinyl or tile if the added height still works at doors, cabinets and appliances. Carpet always comes out, and anything loose, soft or uneven comes up so the new floor has a solid base. We decide at the consultation.
What if my old floor contains asbestos?
The U.S. EPA lists vinyl floor tiles, the backing on vinyl sheet flooring and flooring adhesives among the places asbestos may be found. In the Puget Sound region, material that may contain asbestos has to be identified before a renovation disturbs it, under Puget Sound Clean Air Agency rules. In an older home we plan that testing before the old floor comes up.
Do I need a permit to replace flooring?
Whether a new floor needs a permit depends on the job and the city: moving plumbing or wiring a heated floor can need its own plumbing or electrical permit, and we confirm the rule for your address. In Seattle, building and electrical permits come from the Seattle Department of Construction and Inspections, and plumbing permits from Public Health, Seattle and King County; in Bellevue, from Development Services. Many condo associations also set rules for hard floors and sound underlayment, so we ask for yours before we order material.
Can I refinish my hardwood instead of replacing it?
Often, yes. Hardwood can be refinished for decades. Wood that has been sanded so many times there is little left to sand cannot take another sanding, so it is replaced. We check your floor at the consultation.
