What Issaquah requires before a repaint

  1. The Issaquah rule

    No permit for paint, a closer look for repairs

    Issaquah's own list of work that needs no permit includes painting, papering and similar finish work. The permits tip sheet the city links marks non structural siding replacement and same size window swaps as exempt in Issaquah, while a new or larger door, window or skylight opening needs a permit. In critical, shoreline or sensitive areas the sheet asks owners to confirm the exemption with the city first.

  2. The Issaquah rule

    Only rain down the drain

    Issaquah Municipal Code 13.28.025 allows nothing but stormwater into the city storm drainage system, and its list of prohibited contaminants names paints, stains, lacquers, varnishes, soaps and detergents. Washing a building's exterior is allowed only without detergent. The city's pressure washing guidance adds that soapy wash water must go to an area where it can soak in or to the sanitary sewer, and that washing siding without soap calls for a filter sock in the nearby storm drain.

  3. The Issaquah rule

    Designated landmarks answer to a commission

    Issaquah uses the King County Landmarks Commission, joined by an Issaquah member, to decide certificates of appropriateness for changes to landmark properties, whether or not a building permit is needed. The city's list is mostly older civic and commercial buildings, plus the mid-century Conrardy House. Ordinary repairs that keep a feature's look and use no substitute materials need no certificate; the commission's rules ask for paint color samples with an application to change appearance.

Much of Issaquah is newer housing: the median home was built in 2002, and 17 percent of homes date from before 1980 (US Census Bureau, ACS 2024 5 year). For a house built before 1978, the EPA lead rule applies to paid work that disturbs paint, painting preparation included; minor jobs of six square feet or less per room inside or 20 square feet or less outside fall outside it.
